Many bidder want to try to get auction at deserved Price. So if somebody enter, then they just give up lo. Not worth if involved huge risk but buy subsale market price.

Not necessary this mean depreciation on property value, but never doubt that some bug is corrupted this project so make everyone suffer.

Needed to wait all the affected unit was fully cleaned in the auction market, then only this project can back to glory time market.

all arte will end up deteriorated. impossible to upkeep such fancy features unless fees is 2 to 3x of now. only newbies will believe current fees can sustain such features. i stay away from all fancy developments. developer no care as once sold off it's owners problem, so they do all fancy features to attract buyers.

That's true. In general, all those fancy stuff, requires a lot of maintenance. It's crazy to think about the amount of funds needed. Forget about maintenance stuff such as replacing broken items. Even cleaning it will cost a bomb. Places like the winter room which is generally whitish, is a nightmare. The small mosaic tiles (used at the swimming pool area) are also known to be problematic in the long run.

Only people that had been in JMB or MC will know the cost involved in such maintenance. Majority will be ignorant on the maintenance part. Unless you want to flip the ok. But flipping properties been long gone. Now only rental game play and plenty of headaches in the game. Unless you rich enough to pay others to managed your properties. icon_idea.gif

Rental game can be OK if one knows where and how to hunt for tenants. I always make sure my property is attractive and unique, preferring to do it on my own instead of engaging mass market vendors and hence, having similar units out there like mine. From there, I double down to offer it at an attractive rate. While this does mean I potentially earn less than what I can possibly get, it also means I get lots of interested tenants, and hence, have to luxury to pick and choose. Thus, my tenants are in general all very good and can last a couple of years.

Nevertheless, property investment in Malaysia has been pretty stagnant, with sub par appreciation for the the past few years. It's just there for my in my portfolio, to utilize my DSR ratio.

Higher than last round reserve price of 549K.

this condo so many Auction unit, and the rental price very worst, i saw Iproperty a lot only rent for Rm 1400 for studio unit. and a lot unit is still advertise for rental, i think better dont buy this condo
