Construction Industry is so complex and actually affect various party namely,

House buyer / Purchaser
Developer
Consultant (Architect, Engineer and etc)
Main Contractor
Subcontractor / Vendor / Supplier
Local Authority (DBKL, BOMBA, SYABAS, TNB, TELEKOM, POS, JKKP, IWK and etc.)

Hello,

I signed the SnP on 11 Dec 2011, but 14 March 2016 then get the house key. developer paid me RM13k for the LAD. I am not sure it is acceptable. Can you please enlighten me?

thanks bro for reply. I also don't know where to find out LAD per day. Is that usually mentioned in SnP?

Maintenance fee is already charged moment I got the house key, though facilities are not ready to be used. So I should claim LAD from this, too?

thank you brother. Is that the standard calculation?

S&P property price = 261k.
delays days = (08 Dec 2011 to 17 March 2016 ) - 3 years = 365 days + 95 days = 460 days

Unit handover: 261,000 x 0.1 x 460/365 = 32893

Common facilities: 261,000 x 0.2 x 0.1 x 460/365 = 6578

Total = 32893 + 6578 = 39471

Is this the amount they should pay me?? They only paid me 13k now.
Is there a source of your calculation above?

Well, i must say the law is not on the purchaser side. Instead of saying purchaser is entitled to, it shld make developer pay up automatically when delay happens.
