I think they will be targeting small units, as it will be a vacation type of apartment, so it might not hit million.....but psf could be 900 to 1000

i wouldn't consider this. genting highland crowd is seasonal. so rental isn't that great. i've heard rental can be bad during off peak season. moreover the climate at genting (very wet) means your beautiful condo facade will be covered with moss and fungus in no time. for retirement not ideal as well even though weather is nice. who wants to spedn their retirement at GH all the time? gambling most of the time, nothing else. food more expensive than KL, even at gohtong jaya.

Three projects will be launch in Gohtong Jaya, PJD, Fututech and LBS, and Ken will have another development at hill top genting.

There are many retired folks from KL owned an apartment in Gohtong, they spend most of their weekends there (they are not Gambler but just to enjoy the environment), and the existing condominium there has a very high depend more then supply, that is one of the reason why the property price in gohtong went up so high in the recent years.

if can afford to buy retirement home, and love love the environment, then it may make sense to buy if prices are reasonable...for investment i really doubt it..

first is the distance from KV - how are you going to manage it when you rent it out? seasonal means you need to be there frequently when people are checking in and checking out..

so many choices in KV why look "so far" ? rclxub.gif

I think both Fututech and LBS are leasehold, and PJD freehold, but all having the same concept....high dense service apartment with hotel.

Smaller unit, higher psf price. Nothing unusual. If it is anything around 800psf then could be considered.

As compared to the other few projects, imo, they have an experienced hotel arm to manage the apartments rather than outsource. Concept also looks different. Not to mentioned PJD when merge with OSK will be one of the biggest property developer.

Manage by Swiss Garden......if u look at Damai Laut...damn sad conditions.....but their hotels is ok......

for rm1kpsf.....why not just KL/PJ? plenty of choices when u consider rm1kpsf and above....

Within 1 km?
1 - 3 km?

We are located beside the older shops lots.
If you are coming from KL, you take a right turn before you see petron and starbucks,


from the road that separates the old shop with the new shop.
We are on the right side, just before turning right into Genting permai Resort .

We are located close to the Starbucks and petron station . 5 minute drive away from Gohtong Jaya and skyway.

Even the theme park is ready at genting, can visualize that properties there is worthless bcos of the following

1) need to drive up from condo/gotong jaya to cables car station or straight up and find parking as well. might as well drive from kl.

2) micro-manage of condo there is difficult and wear n tear due to moisture or climate. upkeep the condo and for rental is also a problem. (other hidden cost eg maintenance fees etc). cannot depend/rely on agent. Even selling properties there is a problem and distance is reallya problem

3) when theme park open, there are plenty of hotel nearby within walking distance

4) for regulars gamblers, they prefer to have free rooms/hotel to stay, nearer to casino the better

5) expensive maintaining the condo especially renovation, furniture fittings, transport, contractors etc. become white elephant

dont serve a purpose having a condo there, if even seldom go there for vacation

Windmill Upon Hills will be open for preview in May along with a show unit ready for viewing.

Yes you could easily get one in KL, but where? Near KLCC?
Props in Genting are different as they are at tourism area which able to fetch high return.

If you notice, the supply in KL just way too much, which leads to empty vacant condo.

You could. But the does Cameron and Melaka have as strong driving factor as Genting?
Fox theme park is one thing, and latest news Premium outlet.

So not only the driving factor support crowd but also has potential of value appreciation.

I'd love Melaka too, but in terms of growth opportunity, perhaps just not as great as Genting.

ya ya heard it all before. GRR, so what. After the GRR period you're stuck with a apartment that runs down real fast and no one wants to put in more $$ to refurbish.

obviously, this is a personal opinion.
I'd rather buy in KL or PJ. much safer.

If you believe Genting, then you will see the long term opportunity
If you don't believe in Genting, nuff said, don't need to explain further

Including Genting hotels and the completion of all these projects, the accommodation still not enough

I think it’s good news as the demand is very high even Genting supply 7 hotels but the supply is still limited.
Nice for us to have more options to stay. thumbup.gif

Windmills come with 2rooms I think is more attractive for family type.

Better stay at genting for free.... wakakak. Why stay here? Here also free stay? But far from genting ler... not Jalan kaki distance also.

free room i guess only for gambler geh ... without genting vip card cant enjoy it right ? . ya . i guess its quite a steep competition also as genting is pushing so hard , but i guess there still have some reason for visitor to stay here lah ... cheaper rental lor .. bigger unit , full scale facility lo , and not too cold if wan to swimming . a relaxation stay lah .. however . if without swiss garden supporting bhind i still feel bit risky investing here also hmm.gif

As long got genting card ok liao. Go Register only. No gamble still can go shop shop at sky avenue dapat point geh. Sometime got free stay if birthday. If you play Sikit occasionally already got free stay.

Up there genting manyak cooler and shopping centre, cinema and other entertainment liao.

why you so confident about this project ? i love this project , but when i sign my S&P , they told me swiss garden can withdraw if sales cant cover their expense .. so i think its so unfair to buyer/investor ... but i still signed it ... not sure its right decision to make or not

With a few thousands rooms coming up in genting, it won't be easy for Swiss hotel to be profitable all year round.

from windmill to GPO skyway is 5 mins driving , to tophill is 15mins , even if we buy Majestic Elemen , it still need to drive , about 5 mins only . for me its still not walking distant .

why you so confident about this project ? i love this project , but when i sign my S&P , they told me swiss garden can withdraw if sales cant cover their expense .. so i think its so unfair to buyer/investor ... but i still signed it ... not sure its right decision to make or not

If you had visit most of the GRR project, most of it in contract is first 2-3 years manage by developer afterward investors need to build their community and arrange other agency to manage it. By the way, manage by developer will be less efficient than experience hospitality.

Actually OSK and Swiss-Garden International are like brother sister company. So, if they don’t manage it well, future project for them also will break their own image. They rugi banyak lagi than us.

my side is in travelling biz, i dont see we have anything great this year 2021.
india is creating a lot of worries on covid spread, more people get covid = more mutation and they already have triple mutation.
so is spreading faster than the old covid and certain vaccine is not effective.
is a matter of time before it spreads to other part of the world and gov everywhere is going to struggle to contain it, unless total lockdown which in return kill more businesses.

looking at the progress currently and vaccination worldwide, if we are lucky and able to contain it rather than spread with the new variant, we still have recovery starting 2022.
if not, 2022 many countries will struggle worse with covid and that may actually crash all kind of market.
just hope that this scenario dont happen.
i an avoiding anything related to Airbnb or tourism type property.
i dont see there is recovery coming anytime soon.

interested in buying a property in Gohtong Jaya for retirement (18 years to go until reach retirement). I was considering either Chiang Mai or this place, since I'm a Malaysian it's gonna be much easier to buy property in Malaysia. Chiang Mai is a bit cheaper but have to get loan from UOB Singapore. My 3rd option is rent long term in Japan Hogyo area (around USD400/month for a 2DK apt, really cheap). This is not gonna be my only house in Malaysia so I've got my options open.

Budget around RM500K, prefer at least 2 bedrooms. The current prices are quite attractive and most on sale are within my budget.

Is this a good apartment for retirement / long term stay?

any other place in Gohtong that is a good option? My current options are Windmill, Tropicana Grandhill or Mawar Apartments.

great point....

well, there's some difference between this and Amber court. Amber court is located at a remote location away from the main attractions, at least this is true when I was working in Genting around 10 years ago. It's like a remote island in a mountain. Windhill is located (almost) right smack in the middle of Gohtong town so I highly doubt it'll go into dissaray (hopefully).

not same thing lah . genting permai alot development , coming soon a new mall beside and below abit got pavilion mall also , i dont see windmill will b having same fate as amber court lah . and tourist bus seem cant direct drive up to genting top d . they need to stop in mid hill , so its alot benefit us also
