Hi All, so far is this project hot selling? I see lots of people in showroom, but may not necessarily means high sell rate

I bought a unit here but not for investment. It's the location, accessibility, walking distance to my favourite shops and eateries, etc.

Maybe just assess all the pros and cons and then decide if it suits your needs and budget. I wouldn't let the impression of hot selling, while stocks last, before HOC ends, or any attempt to pressure buyers into a quick buy, influence a purchase decision.

Hi, just wanna ask if anyone aware of the tnb status? I see that it is under commercial. I have 2 questions

1) can it be converted to residential?

2) if we are not able to convert, is the commercial rate a lot higher when the retail shops have opened?

Yes, able to done in tnb transfer to residential rate.
Nope, don't think will affect residential different meter

I heard the water bill will be under commercial rate

This is true for all serviced residences.

For HDA commercial condo all under commercial rate

Refer to TNB tariff, you may convert to Residential (tariff A) through myTNB a month after 1st bill issued by TNB, not much hassle to do this.


The categories of water bill is referred to land title type, commercial rate (majority will billed RM 36 per month as minimum charge).

Developers don't put kitchen cabinet and ac into S&P. They will issue a letter offering these complimentary gifts with company chop. If not mistaken this time they are offering free kitchen cabinets, hood, hob, and 4 ac.

The letter didn't indicate much about the specs of those freebies, heard from Sales agent will be full wall kitchen cabinet with Teka Sink + Inverter Daikin A/C
I guess just take it as a pinch of salt they might provide the lowest grade/brand?

Developer usually wont mentioned giving what brand in letter mayb only size, just in case the brand closed up~

What's the completion date for this project? Type B1 layout is just prefect for me.

Likely 2024 now. Anyway all SPA signed will have completion date within 48 months due to MCO.

What's the original completion date? Q4 2023?
