Sorry, reviving an old thread. For these cash rebates 10+2+2 for i-Suite, is it normal that there is no black & white agreement during booking?

Marketing strategy. Not fully rebate the 10% downpayment, but rather, you pay RM9000 only as downpayment. Based on the starting selling price RM449700 for lowest floor facing south now and RM9000 paid before SPA signing, total rebate amounts to 12% (for lowest floor). The higher the purchase price, the more the rebate %. Works out to RM69x psf after rebate.

3rd floor facing south, unit size - 568sf
Selling price = RM449700
Cash back 2%+2% = RM17988
Payment made by buyer = RM9000
Actual price after rebate = (RM449700*90%) - RM17988 + RM9000 = RM395742 = RM696 psf
