price per sqft 600? U sure? the previous block already going for close to 800.. i talked to dev directly they say will be at least 6% more expensive from the previous block.. basically u guys are block c.. block a & b already sold earlier on

If all the promised infra comes up as planned; (LRT, Central Plaza, Hilton, Jewel) then YES its definitely BBB.
However,
I went for the talk last week conducted by Hartamas, the speaker raised some interesting points of township b4 and after. If you are looking to flip definitely a nono because this township will definitely take time to mature. As for rental yield, im not too sure the UiTM folks are capable to afford it and the type tenants.. its still too premature to foresee the outcome unlike PJ or KL. They can sell for 1k PSF due to maturity of the surrounding and the market is tested.
Guess we will have to wait and see for this 1

I went there and did a comparison, from their agents this is what i gathered;
Liberty Package: - Pay 5k booking, balance 7% rebate - 2% rebate (must sign SNP by 21st Nov 2014 to entitle) - 2% vacant possession rebate - SNP covered by dev - Loan agreement manually pay - MOT manually pay - Completion approx mid 2018 - Size 466-767 sqft - Fully furnished to New York concept BUT went and asked dev further, they said that certain things are not in the interior like; bycicle, certain wallpaper, loose objects, the lighting theme. So if you strip all those, kinda boring and no more feel.
i-Suite Package: - Pay 5k booking, balance 10% rebate - 2% vacant possession rebate - SNP covered by dev - Loan agreement manually pay - MOT manually pay - Completion approx end 2017 - Size range 566-903 sqft - Fully furnished to Hotel concept. Those loose furniture are not provided. Strip all those, well.. still look like a hotel (probably budget type haha).
So if apple to apple comparison, the per square feet price is cheaper for i-Suite but if absolute price, then Liberty is better.
Another point to add is that since there are 2 major hoteliers and 1 huge conceptual mall coming in, regardless which buyers prefer to purchase, I think cant go wrong. But personally I would prefer earlier phase due to per square feet cheaper and potency to flip is higher. But then again that area definitely takes time to mature thus holding power is needed.

MOT is memorandum of transfer which means now the whole blocks are under master title. So for dev to convert Strata (individual) will require MOT fees; which in all honesty will take years not so fast. Also depending on dev integrity. Some older high rise still under master and not strata even after 10 years.

To what I understand, SNP fees (which consists of professional fees, statutory declarations, misc fees) will be covered by developer.
Now everytime you buy property and take a loan, you will be imposed Facility Agreement / Loan Agreement fees. Now this portion is not covered. Try CIMB or RHB as they allow you to finance that portion into your loan as well.
