So I asked the guard is not there to guard the place? So why am I paying maintenance for? Very confused. And whilst there are visitors' parking bays, I made a jest remark to say ahhhh other cars can park outside by the road. Sale person said right now no problem but later must surrender back outside road to MPKJ and may have yellow lines drawn and can saman. I was like isn't this a gated community? You mean MPKJ can come in and saman?! So why gate it up? I have a feeling I may be misinformed OR given the very worst case scenario situation. The came the requirements of the grillings. That I am ok, after all if all the same, outside, looks nice. Villa court isn't exactly PKNS sort of place even if officially the name now is Pangsapuri Goodview Heights 1. Imagine how inspiring the name is. Anyway the perplexing thing is this; I said I will colour the grill same as the balcony grills ie black or dark brown. person giving keys say no, cannot. Must be white. I asked why white? I want to conform, all same colour better but he said white is the colour. I said but the balcony then why didn't you colour white, he said that's artiste designed. However whatever I do at the back is ok, so fine. Rules book with plenty of rules. My parking bay is about 1 block away although I don't understand why cant each unit get assigned with parking bay directly in front. Never mind, I consider that warming up. I am ok with that. So I walked all the way up, my unit was thank god ok lar. Got a few places like stained and all. I was told I was considered lucky minimal stuff, a bit light crack here and there. But I can see that the walls were painted, because under sunlight I can see white patches when original wall is beige. However my friend said these could be hiding worse stuff, since these may just be cosmetic. My next door neighbour was not so lucky. Water stain in every room, paint job with obvious patches, etc. In the end the only thing ok was the water pressure was good. I think will need to climb up to see how the roof like because when I was buying I was told no worries, all concrete, water won't affect my unit, etc, now I am not so sure because the unit directly below me apparently got water stain and all also. For all the rules about grills and all, I can see people setting up astro dishes in front and let me say, they're ugly. In the end pointless about what type of grill and colour. And person giving keys whispered in the end they can't enforce anyway, they can just warn. They can't say no to an owner who bought a gold gate or something. So I said, so no enforcement? Parking how? If someone park at my place? Tell guard, clamp the car. I said Clamp? Where am I to park? Because rule book says TOW the car. I said if you enforce betul betul, anything dirty you take action, people will follow. Which leads to him saying well 1 year later will have management corp and then I can raise all these up. I was thinking so you just dust your hands and just let it be? That's not very responsible. Now my friend said believe me, after 1 year or when the 2 year maintenance fee is up, some won't pay and will vote for no guard, etc. I said how can that be? Don't you want security? Not all units are sold so for those who are there we may have to pay more but I am willing because a house is supposed to be your safe haven. I am thinking since it is only 4 units x 5 floors per block, maybe after the 2 years maintenance is done, maybe each block should just pay to grill up each block and give access card. Now I am wondering that nice water park outside how? If most won't pay, practically dry up. I hate that it will be like that. It's a nice environment even if getting out is a pain until the new road is opened. Not sure if got unifi, also a pain. And worst pain? No animals or livestocks allowed. I don't see anyone rearing chickens and cows but it hurts that even with the amendment to the Strata act, MPKJ won't allow dogs specifically. I was thinking I bet there will be cats, birds, what nots. I feel as long as I am responsible pet owner, why not? Anyway guy whispered again will only act if got complaints. I doubt I will have complaints from my own neighbours since I know them. Anyway I promised myself; anyone in my block having a pet, as long as the pet is quiet, obedient, owner is clean and obliging, I will never complain. Go ahead, find your dog. I don't care, I will smuggle a small one. So much problems. Anyway will take 1 month max to fix the various issues. Other than that, that place is a nice environment. It really is. But I shudder to think 2 years down the road, will it turn into some cheaply maintained government low cost housing flat complex. I hope not. To owners who is moving into Villa Court, how's the unifi reception? Ok? By the way, when the new road opened? Is it really need to wait till the Semanja vacant possesion? |
