i feel their ksl city mall in jb is the lala type mall lik sg wang n berjaya... they shld reli count the number of houses in the area after langat to see wthr cn support the mall or not..

they hv big dreams but i still think many shops wont be tenanted.. if u go aeon bbt on weekday also ok crowd cos many companies nearby will go bbt to eat once in a while..

Actually, maybe AE0N is lazy to source fr tenants to fill up those spots.. fr eg, quicksilver exit msia n maybe ae0n doesnt wanna fill up the lot cos they thing qs might come back to msia.. they dont throw out tenants like other mall operators..

but i must agree tht the fnb shops are doing well.. according to my friend, only one big anchor selling furniture is nt doing well icon_idea.gif even windmil cn survive although their food ****** n the shop is big.

Ae0n ground floor rental nt cheap u know..

adwan yes i will nt buy maple even if d mall is successful as its far away frm d centre of klang n 500psf leaves little room to grow.

teik, service apartments gst exempted means developer will absorb.. shop units n sovo sofo will hv d gst levied to the final buyer..

Aeon bkt tinggi cn nvr be a neighborhood mall even if ksl opens.. Adding to ur point, hundreds of thousands of klang pipu live in btw kesas n klang river or town..

Malls often provide d same experience.. no reason to go far when the commercial hub of klang is in bkt tinggi.. i wld take aeon bkt tinggi as a large mall serving south klang, port klang n banting... If u go aeon on weekday fnb crowd is considered good compared to many other malls in subang, shah alam etc..

Btw boss, ur lead residence progressing well.. dig so deep n do u know how many level of basement? 1 or 2? landmark also coming up fast..whole area will perform well..

Still got units for sale..around 400++psf or less than 900k with card accessed lobby.. Mostly logistics companies bought fr own use..Landmark is a very good deal..

855 sqft.. bliv rental demand for 2 rooms will be there but not able to cover installment.. as a seasoned investor, btr buy new launch with bbb mode near mrt mall etc.. LRT from here to bandar utama maybe 1 hour...

I believe this one will have potential tenants for Lead Residences

Schlumberger, the world's largest oilfield services company, aims to hire at least 60% of local skilled technicians and expertise for its new operational support centre in Port Klang Free Zone (PKFZ).

Its Operational and Integration President, Patrick Schorn, said the Asia Centre for Reliability and Efficiency (ACRE), which started operations in early January, was expected to house some 100 skilled engineers and technicians by end-2015.
He said on the back of its 80-year presence in Malaysia, Schlumberger was confident that the local expertise and team work would accelerate the company's transformation towards greater operational reliability and efficiency.

"ACRE is the first of such centres in Schlumberger and Malaysia was chosen to be the hub for the Asian region.

"This state-of-the-art centre not only brings innovative practices and expertise to elevate our service performance, but also demonstrates our strong commitment to Malaysia and the potential of Asia in general," said Schorn in his welcoming speech at the official opening of ACRE by Minister in the Prime Minister's Department, Datuk Seri Abdul Wahid Omar on Tuesday.

Schorn also said ACRE was a key step in Schlumberger's transformation journey and it would enable the company to deliver improved technology-reliability to its customers in the Asia-Pacific region and beyond while increasing maintenance and asset efficiency.

The 200,000-sq ft facility plays a central role in the roll-out of Schlumberger's new technology and systems in Asia, and is dedicated to advance maintenance and servicing of oil and gas technologies for the Asia-Pasific region.

Additionally, its building has been designed to minimise environmental footprint and is certified with the Leadership in Energy and Environmental Design (LEED) from the United States Green Building Council. - Bernama

Heard aeon mall crowd getting bigger n this week packed like sardine esp fr raya with mixed msian crowd.. cinema also undergoing reno to improve shopper experience..

wht u see is d office n hotel component.. the apartment is the far end closer to tgv n petrol station petron i think.. I going for site visit again for gravit8 n will enquire abt it!! the only comparable product to lead IMHO
