This is a 24 x 70 foot print with very huge buildup, easily more than 2500 sqf of build up I presume. One can see that the first floor master bedroom even beyond the living room (at ground floor), by about 1 meter. By the way, the "maid bathroom" is only a powder room I suppose, with fairly small size.

Merrydale 22 x 75 has a buildup of 2683 sqf if not mistaken, but a number of space has been used up for the front and back of the balcony due to its colonial design, may not be able to totally match up its usable buildup.

This layout remind me the Bayu Series by SHL in Alam Budiman... hmm.gif It's a "superlink feel"...

Since you are so veteran (being taxed), mind to share if the interest service during construction period can be considered as a cost for RPGT calculation?

If not, 100k minus 30k (for agent fees + legal fees) still have net profit 70k..

70k x 30% = RM 21k as RPGT

Yeah, that's why I heard the current entrance to TH shall be closed in future.

This flyover bridge shall be directly connected to the roundabout in Kajang 2, and extended to the Tropicana height, which ultimately will link up to the Bandar Teknologi Kajang in Semenyih..

This is what I understand, izzit correct?

Yes, 4 access:

1.) From Persiaran Bangi to Kajang 2 roundabout then to TH.
2.) From Silk to Kajang 2 roundabout then to TH.
3.) From Semenyih to bandar teknologi kajang (via new bridge) to TH.
4.) From the tunnel pass through nadayu then to TH.

I presume Parkfield and fairfield will have its own guard house? hmm.gif

If it can be used to turn into Jalan Reko, means it is an interchange, not only a flyover.. rclxms.gif

Perhaps you should request a copy of the approved plan from the Tropicana for record purpose...

Or perhaps they build a junction beneath the flyover bridge with traffic lights?
