Hi admin.. i received an invitation from your iproperty-partner salesman for the acacia park softlaunch promo. i am also interested to compare acacia with the GH Phase 5. My quick Qs:
1. Is the promo still available for GH?
2. Can I contact the same salesman to ask abt the GH?
3. If not, could you PM me the contact details for the GH promo?

Thanks for your prompt reply to my post previously. Im interested to purchase your latest Acacia Park Phase 1 for own stay.

Few areas of concern that I wish to seek your kind responses:

1. LYG promise/marketing strategy for the LATAR interchange now, is again empty promise as before (quoted from wut2du) or for real? Homebuyers, especially those commute to KL/PJ on daily basis, are REALLY keen on the interchange status, of which will affect our decision making and future life in BTP. It is of major assistance if you could post some sort of approval letter from LATAR or Lembaga Lebuhraya Malaysia or the Majlis Perbandaran Selayang's development order approval for the said construction (Fyi, i've seen the image of the notice board for the construction and know salesperson 'talks' about RM100Mn LYG contribution to the project).

2. Is there any major issue on water supply to BTP so far? Apart from the Langat 2 thingy. It is hoped that your consultant design the township water supply appropriately since from my research you are targeting for 120k of population in future (double from now). For Acacia Park Phase 1, every unit should have own water tank and water pressure for ground and first floor should be good enough (not low water pressure), right?

3. Hopefully you will push for UNIFI access made available to the township. Im aware that TM will make the call but maybe a little of push from LYG will be a great help to the application. This will certainly welcomed by existing and future homebuyers and be a great marketing strategy to LYG as well.

4. Can you confirm that the perimeter fence around Acacia Park Phase 1 will be of anti-climb type? The security patrol you mentioned previously was for the whole BTP or will be provided in every phases?

5. Could the developer consider to install the automatic post (with smart card access) at the guard house?

6. Could you inform your project team/consultant to provide user-friendly bumpers at the inner road in Acacia Park Phase 1? I note some high bumpers being installed in Malaysia housing area that really annoyed ppl and to some extend could damage cars.

7. I noticed a grey box drawn inside the proposed playground area in the sales board for Acacia Park Phase 1. What is that actually? Do you have the details of facilities to be installed at the playground. Hope it is of high quality, durable and safe for our kids to play.

8. We do hope that if LYG's announcement (together with concrete evidences/MoUs) on the establishment of hypermarket/hospital/banks/petrol stations be made in near future, will help boosting our confidence in the sincerity of the developer to flourish life in BTP as well as keeping their promises and not just marketing strategy.

9. When do LYG plan to complete the clubhouse (near Acacia Park Phase 1 and GH) construction?

9) The club house will be completed by end-2015.

Keep up d good work. I think existing residents, buyers n potential buyers are keen to having a more lively and well connected township here at BTP.

Appreciation of house price is one thing (leasehold i don't know) but what really matters for own-stay-homebuyer is of course the environment, connectivity and peace of mind, especially after u commit to xx years of loan.

I agree that ur launch price for acacia is vry competitive compared to surrounding players, but again LYG should be serious in keeping up d promises. Most of d time, trust or brand image will b d benchmark of mny ppl, not only d price.

Hopefully LYG do it right this time. Just my 2cents. Anyhow ur 'customer service' is improving now because public cn post here n LYG could entertain Qs from us so thumbup.gif

Is there any other shoplots apart from existing medan puteri? I think it's already congested & looks like improper maintenance there.

I saw the medan puteri 2 sign beside main road. When it will be operational?

Hope not only neighboor good, the ppl forming the RA must be good n unite as well.. Therefore all residnts hv to be in meetings, cast vote, etc..

The unity in neighborhood (among all race/religion) will prosper any township, old or new.

Residents oso should make like online page (communicate), gotong royong n social activities so they know each other n feel d spirit of neighborhoodness. Tis will oso spread words n somehow urge others who dun wan to pay, fulfill their responsibilty. This d best we can do, apart from paying our own fees, i guess. Hard to do than speak for sure, but lets keep positive & just be sure to know and play our part :-)

1. When is the official launch of acacia park phase 2? After second part of phase 2 open for reg? Any indicative date so far?
2. In general, will the acacia park phase 2 pricetag (second part) be the same with the first part or higher? If Im not mistaken d built up about the same or slightly less according to type.
2. If the 99yr lease already approved, why not put 95yrs in spa instead?
3. What is the progress of latar interchange?
4. When acacia park VP, will the perimeter fencing be completed as well?

From my reading in this forum, it seems that major defect is not only painting, but water seeping from roof to lower floors i.e. to second n gound floor. This indicate low quality of water proofing.

This is of major concerns to new homebuyers. What's d point of having a house but not protected from rain or even from first floor bathroom)?

We do not have the statistics to assure us that these are isolated cases in BTP development, and steps taken by LYG to prevent those from happening again for acacia park etc..

Yes your house's new launch prices are below ur competitor in the same area, but at what stake to us?

Kindly provide us with some statistics and way forward to be implemented by LYG.

How did LYG repair the defects i.e. low water pressure and water seepage?

R u still facing low water pressure issue? Or u install additional pump then ok?

My friend who just obtained his key for gh2 said there not much of major defects. He was quite satisfied of overall quality though..plus LAD payment quite fast he said.

So pray for d best. May our voices be heard loud n clear so d buyers won't feel cheated n proud to have a home in btp.

Future buyers will have bigger confidence too thus make this township alive n prosper, god willing.
