About the interchange, heard there is a court stop order issued by KL - Kepong Berhad recently. some issue with the land. BTP residents now is gathering to make protest... just like few years ago. The cycle continues.... The interchange wont make it. Without the interchange, forget about the mall, petrol station, univ etc.

Looks like lowyat group is planning aggressively this time. My worry is just this:

1. New private university - will invite foreigners into this area especially the African and disturb the peace currently enjoyed by the residents. But with security in place, I think this is minor problem.

2. The main problem is, with increasing residential project being launched, the primary schools will not be able to cope. Currently there are 2500 students in SK BTP and 1600 in SK Tasik Puteri 2. This is too much crowded that some had to sent to SK Batu Arang. Is there any new primary school coming up?

Don't worry. If LATAR fail again, can do another round of public protest and wait another 10 years. So just buy first, worry later.

Hi guys..i currently working outside of KL but maybe in a few years will coming back to work in KL. (Applying to be transferred to kl now)

I really in dilemma in choosing between m residence 2 (birch) or garden heights(phase 5). If i buy either one, i wil only start to move maybe in the next 5 years.

So given that m residence 2 come with gng while GH fng with about the same price (500k+). Come to worst, if the place i work now reject my application to transfer to kl i will need to sell the house.

So, i need an opinion/suggestion which one a good buy for own stay or to sell later. (I am bumi)

TQ

haha.. u ask in BTP forum for sure they will suggest GH. Anyway, people buy in BTP because of LATAR easy to go work, people buy MR2 because of G&G security and nearer amenities (AEON). I don't want to debate on G&G vs F&G but my experience tells me that G&G has much better security then the latter due to higher allocated resources and expenses.

At this moment if you are not sure between GH & MR2, probably because the motivating factors are equally balanced, then you should consider who the developer is. When buying property, the second FAQ by relatives/friends/gurus (first is, of course, location) is "who's the developer"? Do some research on those 2 developers, their past projects, was it delivered as planned, was it successful, is the proposed access materialized as promised, did past projects appreciated well / majority lelong / unable to transfer title etc. I'll omit the quality comparison here because its subjective as top developers sometimes also have spoiled sub-contractors. So you'll be the judge rather then the forumer here, then you will have your own confidence.

Hi - ummunawfal, as we have explained before, we have big plans for BTP, and we intend to transform BTP into a premier township complete with full facilities. It will take some time to put all the plans into reality, but we are progressing and in due time you will be able to see some of the improvements.

*
Of course, another 15-20 years plan.... Good luck. By that time Elmina already become full fledged township, and LYG strategy to depend or anchor on other developers development will indeed show intended results. thumbup.gif

Yeah, between Kundang and Puncak Alam interchange. BTP interchange will be right after toll, and right before Puncak Alam exit. I am using LATAR daily, and yes there has been some land clearance but most of the time I cannot see anyone there.

Perhaps LYG could give us the status update since we don't have the inside story of what is the current status  smile.gif

BTPians was informed by the ADUN YB Shukor that there was an issue with the land. That's why no work, I think. There's no progress at all for the past months. Even PETRONAS there still not opened. Hope its just a rumor. Because if it is true...... doh.gif

So maybe KLK intentionally don't want BTP to be successful, want their BSC to develop instead. This is so lame tactic.

Such remote area like Denai Alam also can have unifi even without commercial centres. Looks like TM only deploy at rich areas... cheap cheap house 400k-500k TM not interested because the resident cant afford unifi.

- LATAR interchange got land issue
- Jalan Batu Arang upgrade nowhere near
- The TWO theme park mall considered gone
- Realizing this catchment failure, Mah Sing changed its M Residence master plan from shoplex into low cost apartment
- With low cost housing and apartment surrounding, highspeed broadband will never reach here

hmm.. I think LYG has been wrong. This area is not matured yet for new development. Need to wait another 10 years.
