QUOTE(Low Yat Group @ Sep 15 2014, 09:51 AM) Hi puchong@residenz - We are still considering the possibility of this thread being Pinned as most forum members tend to focus on the floating threads rather than the Pinned ones. yup...personally i think floating thread is more interactive..feedback could be obtained instantly.. |

QUOTE(faishalll @ Sep 17 2014, 04:36 PM) Hi, refer to Rancangan Tempatan MPS 2020, they will be 50 meter road near Bandar Tasik Puteri grand entrance connected direct to Kota Puteri and Lagong interchange at Guthrie Highway..and another 50 meter road from Anggun 3 toward Rawang Food Industrial Park and connected at Jalan Tasik Puteri near M Residence 2...is this masterplan is right and do you have any idea when it will become true.?[attachmentid=4136926] Google map shows that Lagong interchange point is there but yet to be constructed. Are you referring to this? |

QUOTE(mahling @ Sep 21 2014, 08:44 AM) Hi I just booked a unit at Garden Heights phase 5 yesterday with a 11% rebate. Your sales advisor said that this rebate is only until this weekend? Is this true? I am thinking of buying another lot for my parents next to mine. Can I still get the 11%? Still got free gift ah? wow..that is a lot |

QUOTE(Low Yat Group @ Sep 25 2014, 10:37 AM) Hi kaitak - Thank you for sharing your experience. For the record, Tanjung Puteri is not developed by us and we did not participate in the Subang Parada iProperty Exhibition. Nevertheless, we can share with you our thoughts on Bumi Discount. At Bandar Tasik Puteri, we do not have 'Bumi Units', what we have are 'Bumi Quota'. This will not affect any secondary market transactions down the road. All incentives are also offered to both Bumi and Non-Bumi buyers (i.e. Free SPA, Loan Agreement, Stamping of Loan Agreement). The difficulties many developers face is on how to apply the Bumiputra Discount. This problem has become more apparent in recent years as many developers chooses to give the discount to buyers in the form of rebates to make it ownership a little easier in terms of down payment. Our view is that for any discount that is more than the Bumi Discount (say 7%), both the Bumi and Non-Bumi should enjoy the same discount and it is just a matter of how to reflect these discount. How a Bumiputra benefits is when the discount offered by the Developer is lower than 7% or 0-discount, Bumiputra buyers still enjoy the 7% Bumi Discount. Ideally the entry cost should be the same for both Bumi and Non-Bumi as opposed to the case scenario you mentioned. For example, if a developer is offering a 12% Early Bird Discount for a unit that is priced at RM500,000. For Bumi Buyers: RM500,000 less 7% Bumi Discount = RM 465,000 to be reflected in the SPA The balance 5% will be rebated according to RM465,000 and credited to the purchaser. (Some developers credit it during SPA signing, some credit it upon vacant possession) For Non-Bumi Buyers: RM500,000 will be reflected in the SPA. The 12% will be credited accordingly at say 5% during signing of SPA, 5% during Stage 2(a) and 2% during Stage 2(b). Bumi purchasers can write in to Developers and ask for their 7% Bumi Discount to be given in the form of a rebate. This is to indemnify the Developer against any query by the State Government as the directives are not very clear on these. For more information, please call our Sales Team at 603-6093 5188. We hope the above helps. This post has been edited by HighwayCruiser: Sep 26 2014, 02:26 AM |

QUOTE(MyRiz @ Sep 30 2014, 09:28 PM) Once the latar exit to btp completed, sure this township will be more than enough for the catchment for the new commercial. Better they start to develop early before the exit completed. If I'm not mistaken last year Lowyat launched their commercial units in BTP Garden Heights, 2 storey shop lots with starting pricing tag of RM1,300,000.00This post has been edited by HighwayCruiser: Sep 30 2014, 11:29 PM |

QUOTE(faishalll @ Oct 17 2014, 05:53 PM) The montly cost is cheap because acacia park residence will form a resident association. Is not related to low yat anymore. They will only build the guard house..resident manage theirself. This is individual title guarded community not strata title guarded community like m resudence 2. So once RA form, you will request quotation from few security compny. Residence decide who they will chosse. Normally not armguard security will cost 7 to 10 per hour. You calculate lah if for 24 hours protection times how many guard you required. Total no of house at Acacia park ph1 around 230 units. If rm50 per house you times 230 is around rm12k. It enough for pay guard post utility bills n guard salary, ot, allowance. i think 4 guards are required...2 each for morning and night shift...say 2 guards x 12 hours x 2 shifts x RM10/hr x 30 days = RM14,400/monthThis post has been edited by HighwayCruiser: Oct 17 2014, 09:04 PM |

QUOTE(dino_rongak @ Oct 21 2014, 11:08 AM) I was wondering, who are the 6k people who is living in BTP right now? From previous phase of Garden Heights or other LYG's development? BTP is reviving due to the commissioning of LATAR Highway since 2011 which has been seen as catalyst to this township...those abandoned houses were built sometime in 2002. During those days, the only convenient access to KL is PLUS Highway via Rawang North toll and the congestion there was madness apart from the old Rawang Road that was still being upgraded and no flyover as you see today..A friend of mine is an agent for 'rumah lelong' and he told me there are quite a number of houses for auction in BTP. I hope this won't be the case for later phases of Garden Heights and Acacia Park, otherwise it will be a sore eye to see abandoned houses...
