Hi - Cesc, we take note of the defects mentioned. The kitchen sink location is according to the approved drawings. we will ensure that the location is correct. As to the leakage, and painting work, etc this will be attended soonest by our contractor. We are quite surprised by the defects mentioned and will relate this back to our QA/QC team to ensure that the defects mentioned must not be repeated. We take pride in the quality of our houses, and will call our project team and the contractors to find out why it happened. We will and we want to deliver a good quality home as promised to our buyers. Let us have your house number so that we will investigate why your unit has so many defects. For information we have already handed over more than 30% of the units and no major defects have been reported.

Hi Ludistyle, Let us assure all our purchasers that whatever defects mentioned in the defects list will be attended without fail. LYG is not a first time developer and we have built and delivered thousands of houses including high end condominiums and service apartments. We are a reputable company, long existed even before the names of recent established companies.

It is unfortunate that some houses do incur some of the defects highlighted, but these are isolated cases. Let us be practical in voicing our grievances, we do understand just like everyone else we want a house with zero defect, that is our mission which we will strive to achieve. Take for example we have compiled the defects list and we noticed that most of those defects are due to painting work and hairline cracks which are very common in any development. We have seen a full page of comments contain in the list, 90% are due to painting, which to some are acceptable whilst other might want a perfect job. Still this will be rectified.

We want all our purchasers to be proud of the house you bought, good quality and built according to the specifications. We are very sure that your house will appreciate in value, and is value for money. If any of the purchasers are still not satisfied please call our sales office and leave your name, phone and unit no, and we will revert back to you soonest possible. This is our commitment.

Based on previous so-so records, it is very hard to change bad perception to u LYG.

Like it or not, for me the township upgrading (plus the BTP interchange) seem begin 'bernyawa' after the presence of Mah Sing. For that I have to give appreciation to Mah Sing... they managed to give BIG impact to BTP. And my believe to u is back. Unfortunately, after read several comments on the quality for GH in this forum, it seem like same story repeated.

Its still not too late, my trust on u still there. The best way for LYG now to prove u are serious to the township is with ACTION. Last weekend I had visited MR and so surprise they are in progress to change their township for the best tremendously! May be it is hard for LYG to beat them (but it is not impossible), at least we are compatible with MR. I don't want at the end, the outsider will compare BTP & MR like JB & Singapore... two totally different township just separated with less 2km of 'tambak'...

Hi - We need to correct the perception that the improvements in BTP and the marketing of higher end properties are attributed to the adjoining developments. BTP is in fact the catalyst of growth in this northern part of the Klang Valley. BTP is 2,670 acres comparing to neighboring developments which are about 800 acres. For such a large township, infrastructural services, residential and commercial development will have to be planned in stages, especially to cater for the demand of various types of properties. This would entail not only proper planning but a huge capital outlay when compared to smaller developments.

We would say that with the upgrading of the main Rawang/Kundang main trunk road and the opening of the Latar Expressway have certainly open up and generated interest in this region, attracting the attention of the big boys in development, due to the proximity to the city centre, especially comparing the prices of similar properties. This certainly augurs well for the investors as with more development activities, inevitably will create and enhance the demand and value, especially for landed properties.

My friend who just obtained his key for gh2 said there not much of major defects. He was quite satisfied of overall quality though..plus LAD payment quite fast he said.

So pray for d best. May our voices be heard loud n clear so d buyers won't feel cheated n proud to have a home in btp.

Future buyers will have bigger confidence too thus make this township alive n prosper, god willing.

Read in other property posts that a slowdown in overall sales including M Residences 2. How's BTP sales? Acacia Phase 2B, how many units left? Garden Heights 5 still got units left?

Seems like GH5 sales not moving at all for some time. I was at Sales Gallery this morning, Acacia Phase 2 registration is good, even with rebate dropping to 7% and price increased.

LOL why are you there everyday? I reached there around 11am to pay my 10%, all done. In 24 months we will be proud owners when we collect the keys.

Only the road. but not so serious though. And it only happen when heavyrain only.

Hi - amhazip, BTP since its inception 15 years ago has not experience any flooding, except some stretches of roads that were uneven. As you can see BTP comprises of undulating land, the lowest area are the golf course where the ponds are located. So no problem at all. The uneven roads are gradually being improved and upgraded, and by next year most of the roads will be upgraded. We have also spent a lot of money improving the drainage system, as this is one of the main cause of flooding in any development.
