I have engaged Mr. Yap for my renovation of my condo unit and please find my honest review below.
Scope of Work:
1. Plaster ceiling of the entire unit except wet kitchen and bathroom
2. Painting work for the entire unit
3. Some miscellaneous wet works (conceal water heater pipe, relocation of water outlet in wet kitchen, miscellaneous installation)
4. Wiring work (lighting installation, smart switch installation, fan installation, air conditioner installation etc.)
In general, I was very satisfied with the work done.
1. Mr. Yap provides good advice. He spends time talking to you, understanding the scope of work and providing ideas which at times is better than what my ID gave me. For example, he gave me a very good piece of advice on the wet kitchen design which I appreciate very much. He gave me suggestion on the color of the paint which I ended up using, and am very satisfied with the end result.
2. Mr. Yap insists on mutual trust between contractor and client. He does not chase me for payments, most of the time when he requested for payment, it is after the work is completed and the customer (me) is satisfied with the outcome. I have no problem in trusting him in getting the work done. He still attends to my call after receiving the final payment and arranges his workers for rectification work for defects that I only notice after I had moved in.
3. Mr. Yap is not always on site supervising his workers. Throughout my dealings with him, I think he has only been to my unit for less than 5 times in total. He has a team of very experienced workers (a team doing wet works, a team for painting and another team for wiring works). He trusts his workers a lot, some of them have been working for him for more than 10 years. There have been at times miscommunication between Mr. Yap and his workers and it would be a lie to say that I wasn't frustrated occasionally. However his workers did a good job in rectifying the issues without impacting the progress.
4. Yes it is true that the price that he quotes is higher than other contractors. I engaged two contractors for quotation but ended up going with Mr. Yap despite the higher price as I was more comfortable dealing with him.
5. His workers do smoke, but most of the time they do it in my balcony, hence I did not think it is a huge issue.
6. On the allegations regarding Mr. Yap and his partner Mr. Chong in the previous post. Personally I am not sure who Chong Chee Onn is. He does have a team doing wiring works which I always refer to as Mr. Chong (not sure if it is the same person). I had no issues dealing with Mr. Chong and his son.
