Just sharing my experience with a bad contractor.

I found Mr Lim Swee Weng (012-3060017) doing a major reno opposite my house and asked him to do some reno on my house. Work started in Jun 2019 and should be completed within 3 months. I expected it to complete later as 3 months is too good to be true.

Initially everything was ok and he was quite helpful. Payment was partial according to job done or by month. I was prompt with my payment. Then job progress became slower and his worker became less and less. He's concurrently doing reno for my house and the opposite house and have 3 workers for each house. it gradually reduced to 2 and sometimes 1 for my house. I should have suspected something really wrong when he paid his worker late. Some left because of late salary. He will say house owner never pay him hence he cannot pay them. Worker ask me if it's true and i say my payment is up to date. Since I've been paying him quite prompt, he kept asking money from me almost every month till i felt I've paid almost all my reno cost.

As of last year just before the 1st MCO, he beg me for money saying he needed to pay his supplier and to complete my reno. I did not give his the required amount as I felt I've paid a lot. I compiled my payment against his quote and remove whatever that is no longer required and found I only owe him a few thousand. Outstanding work worth 20K is still not done !

After MCO when people starting working, he cannot be contacted anymore. He will switch off his phone and only certain times you're able to get him. When ask about completing the job, he would say he needed money to pay for materials and worker. I sat down with him and showed his my outstanding balance is only a few thousand and I should not be paying him till he finish the job. From then on he would only send one worker to do complete my reno. At times he would as me to buy materials as deduct my outstanding. After a few deduction, I no longer owe him money but he owe me instead.

From them on no worker came and he completely avoided mt by not answering my calls and switching off the phone.

Balance work not much now about 5k and i thik he's not going to complete it. I ask other suppliers and they say nothing much I can do and accept the loss. During CMCO few supplier came looking for him claiming he owe them money. His worker also not paid for many months till they left for other jobs.

My advice to you who's doing reno, DO NOT pay your contractor till the job is done especially the last few payment. My feedback from other people is the same. Contractors cannot be trusted.

From 1st look ok. If u look closer, many walls not straight. From tiling u will know. Wall plastering not even m some wall got hairline cracks. Have to complain many times n redo still not perfect like most houses. Plaster ceiling amateur work. Not smooth n straight. Floor tiling, some tiles not even. Electrical, 1mcb trip. Since he did not pay the electrician, i cannot get him to help. Mr Lim promised to get someone to look into it. As usual empty promises. One part external wall not plastered n painted properly. Clog drains n reno rubbish, he suppose to get bin but did not. I have to slowly clear myself.

Now left autogate motor n those defects he's suppose to rectify. Quality of work juz moderate. Some work supposed to sub to a pro todo but he got no money so he ask his worker to do a sloppy job. Kitchen counter top tile edges not smoothen. He drag so long to do until i cannot wait, i install the kitchen cabinet. He assured me he will not damage the cabinet but as expected some parts got scratched.

When he first started the reno, he install the security m folding door first. Floor tiling start from the back room. He raised the floor by 4". Halfway, he realised, the security n folding door is too low. Ask me if can di slope n drop. I say no. No choice he have to remove the door frame n replace it. From this 4" raised he need to redo the windows n ceiling coz everything look too low. Best part he want to charge me for his mistake. I told him by right i should not pay for his mistake n best i could do his pay half.

Some of the not so obvious defects no choice have to live with it. More obvious ones need to get someone to rectify it. Till today he's not picking up call. Some furniture i booked more than 1 year still cannot be delivered due to this
