Contractors can change hand phone and company easily, so it will be hard to track and name them in this bad list
The best way seems to be go for reputable contractor in the market that has exist for more than 5 years minimum then open discussion with them on our allocated budget and preference, see what can they counter offers.
This should be the safer option.
Don't just simply take the cheap one that talk like non profession in the line.
Also always insist on having a proper black and white contract signed with them and stamp duty it. Don't agree on unreasonable payment term especially huge down payment request.
