Managing dog is quite tough....

SOme dogs could be big in size relatively but they are generally harmless. Such as golden retriever and labrador.

While pit bull or bull dogs can be smaller size but very fierce type and have higher tendency to become loose cannon. SOme chihuahua can be pretty messed-up.

Once the type of dog species are singled out, then some will throw a spannar into the equation. SOme may say DISCRIMINATION of dogs.

How leh? ANy good formula to skin the cat (fatcat included )?

For own stay ---> depends on individual preference on location, accessibility and amenities (at present). SIlver Square wont happen that fast.

Merrydale is a much engineered products with incorporation of more local feedbacks. They cant do Merrydale in First phase. Cant really test the water with both legs...

Seriously, I think RM7 PSF increase is close to negligible. COncept is improved. Backyard has more room, more green. Some say has Istana feel (though a bit kuacheong, IMO).......

But the absolute value is now higher. For those who wanna chew this Merry, better think longer term. If wanna flip in short term, better try Ramly, not Merry.

Just for the record, SP Setia is still maintaining Setia Alam main infrastructure despite already VP many years ago and they are not strata title.

Ecoworld has no obligation to maintain it even if it is strata-title project. They still gotta hand over to JMB upon 12 months from JMB. 2007 Building Maintenance Act will take over indirectly. But, I have faith in Ecoworld whom share the same DNA with SP Setia, they will maintain it and keep dumping monies to keep it well and also to embark themselvess in value-creating initiatives. They are addicted to winning awards. I am sure EM will win some.....

Let me cite another example, DPC is that successful today not because of location only, but developer is willing to invest and invest into the place and make it very liveable and attractive. Really two Thumbs UP.

Other example will be Setia Walk, etc....
