Ecoworld should really look at updating their EM site. Still showing Tenderfield as "coming soon" while MerryMeDale is missing while actively advertising them in radio already. Folks who are interested with Merry wouldn't find any bit of info on their site. Might as well just put a link there "refer to LYN forum". Progress photo on website are more than welcomed. Even SEH has update. EW hasn't brought over SPS IT team yet?

Yes, they've written it on the large board upstairs on the day of internal preview of tenderlion. Not sure if they've erased it though. All "24" , "14" kind of number became 22A, 12A..etc.

Maybank has...islamic loan. No cap on how much you dump in. However to call it "fully flexi" you have to take into account if you can withdraw with flexibility. If you are allowed to withdraw chunk of minimum 5k only and with a certain fee (like this mbb islamic loan), its not really "fully flexi" to me la. When Standard Charted intro their MortgageOne long time back, thats really truly flexi (no cap). Now its different already.

Don't forget, these kind of mortgage usually has RM10 fee per month.

Better rate would come depending on your standing, loan amount and if you pick up their MRTA (just buy a bit only lar, no need for full amount ..hint hint)

Strange eh? This private preview was aimed at existing buyers. That means there are people with more appetite for more units and this time, for own stay. hope..the bear didn't see this.

About those beautiful round-a-bouts. Do you think you can appreciate how nice it is, if you are driving a car? Can't really see much correct? You can only see that its nice if you seeing it from a higher elevated vehicle, eg like on top of a double decker bus.

Anyone already seen the botanic ones from a car?

Well, SPS has a good reason to keep their landscape nice bcos they are still selling there. Or even subsale still active. Can't afford have the whole place in shambles right now.

As for EM, the precincts are within strata and therefore would be taken care off internally. The lake, round-a-bouts, road, lamp..etc are still MPKJ. Yes, the developer will be in the board with MPKJ to take care of the place (but not EM alone), and hopefully for long term.

Pray hard that this doesn't happen to EW. Else they will get helluva bad publicity. Quite easy for them to finger point to MPKJ actually but all in all, they are sitting in the board to have this place collectively maintained.

However, maybe he is already a developer (SHL) and pushing his product hard albeit not at 400k.

But if he isn't yet, then i wish him lots all the luck to become a developer to address affordability issue with cost effective home.

He probably need to realize that making commotions here doesn't bring developer price down in EM. Neither would it deter ppl from buying for stay or for investment. If he needs to market SHL product, do it in with a good note and the right thread.

Merrydale is opening this weekend Sunday from 11am onwards. If you are interested, best to read up the past few pages in this thread to gain enough momentum and knowledge. Then pay the sales office a visit before the opening day. Understand your unit choice and get enough research homework done before the weekend. This is first come first serve basis and would probably having ppl queue up overnight like before. So act fast.

Buying a property isn't like buying your ice cream. You need to be sure that developer is strong and putting utmost importance to their reputation. Developer of the property you were harping on is not getting their good name. Check out the CT thread you were in earlier and what the past buyer has to say which led them to buying CT rather than anymore units from the developer you were pushing.

Wonder if ppl would still be doing so like what happened to Cradle. Dev could have done balloting instead. More organized than looking like lots of homeless ppl camping in front of EMSO waiting for walfare. lol.
