8C improved a lot compare to 1B ( both 22x70), 8C is using side door while 1B entrance is middle door.

I also like the verandah aka balcony via master bedroom, but for the corner's balcony, I find it special for 8D thru living hall, more useable but ironically, 8A-8C could be Jacuzzi minded, great food for thought too.

8d seems naturally the best in terms of layout . Almost like purposely made this way so people can justify the premium price for it. I like the shared balcony at the back too.

In terms of facade - 8C is the most "unique" among the 4 with the arc shape.

Rainz not walking distance to pavilion 2 nor to the lrt. Selling average rm800psf. Too many launches of high rise. Its an oversupply position.

Hmm, how come The Rainz discussion at this thread, lol. Btw, its about RM 570-580 psf average after 15-17% rebates.

If walking distance, then diff pricing dy. it looks cheap if merely based on transaction prices in BJ recently, hefty discount promises easy entry but 624 units of 1513-1930 sf units arent easy and thus quite high density but up to buyers for own stay to decide.

Like u said, it could be in the mould of oversupply since so many highrises are upcoming but location speaks for itself.

Agree with u boss. It is the most balance layout among the 4.

I gotta sell this 8C to most of my friends who waiting this Merrydale.

Yes boss. The rooms at upstairs also bigger compare to others due to space allocated for balcony.

Size and price also justified its premium compare to 1D, merely increased RM 120-130k max.

Share balcony at the back is something different now, given a 20" ft backyard, the balcony would becomes a useable space for many. But the side balcony for corner units would be the edge, esp if these units facing South East, North East or facing lake, garden, landscape definitely be aming the first to snap up easily.

Put jacuzzi out side if facing sea or at top of the high rise would be great, but this most likely facing your opposite neighbour... doh.gif doh.gif

Don't think it is a need to compare, overall for SEH and EM are considered as ONE township project, they depending on each other, accessible to each other amenities and facilities and of course will together ong ong in Semenyih.... thumbup.gif thumbup.gif

Its true that balcony really depending on personal preference. But I like the verandah esp if the unit facing non houses since this location is higher ground and very windy with less dusty ( exception of construction of nearby if any )

Believe age 30 plus minus or smokers like me would enjoy it much. Kekkekekkee.

About the jacuzzi, its a plus point whether to take it. Now, I might prefer it if EcoWorld provided the louvre windows and I can fill the hot water ready bfore jump into it. Nowadays too many news of bath and sudden death via water heater also a bit scary, esp my partner.

Bullet not enough buy the one you like loh, both also good projects that have its own pros and cons, infra and landscape wise not too much different as well..
