Camellia Residence is a residential development situated in Bandar Tasik Kesuma, Semenyih. it's comprised of double storey terrace houses and developed by Kontan Emas, a subsidiary of Majestic group. it's expected to be completed in July 2016

Camellia Residence is gated and guarded, however units have an open conception reminiscent of americancommunity homes. it's a freehold development and units come with four bedrooms, 3 bathrooms and large carporches with enough area for 2 mid-sized cars.

I checked the actual site. Looks very plantation now. tongue.gif

There seems to be a valley next to it.

Yes, it's pretty deep inside kesuma.

I am not convinced by the gated and guarded concept as the agent told me it's just a guard house and whether there is perimeter fencing or not with cctv, elek tada. When i probe further, whether any service agreement to be signed for home owners, again, gave me a blank stare.

How do they define it as g&g then ? Anyway, i was eyeing on one of the corner unit but after site visit, hmmm, need super long holding power. Own stays, it is pretty good entry price for buyers if they don't mind the development is not g&g.

Yeah, the price is ok for own stay. How much is the corner unit by the way? G&G for this price is ok.

Yes, the site is about 2km off jalan Semenyih. I presume should have perimeter fencing, but don't think will have cctv though.

Ecoworld bought a land next to it. How it will comes up later, I really can't tell.

Nowaday developer suka gateless concept, dunno why..

But with such entry price for a landed house and with such buildup, really don't expect too much though...

without gate, the road can be made smaller...

I think nowaday we need to check road in front of two house facing each other is wide or not. Sometimes its too small and make it very crampy feeling...

I've lived in America and I can say the fenced up concept is much better as u have the feeling of ur own space.

hehehe... the width of road I am not very sure, may need to check with the SA. Anyhow, I believe they should have a guideline that must be fulfilled, with walkway too, cannot be too small though.

My house is/was a semi-d with a decent sized garden. maybe 3k sqft all in. Most people don't even know where's the border to the next house let alone trim their garden in the front

I checked their newly completed rows of houses across the road when the agent told me to check it out (build by the same developer).

This are non gated nor guarded type. Overall quite a good space layout for a 18x65 or 18x70. Finishing...hmm....i only walk into one of the units, detected quite a no. of plaster crack (defects correction going to be a headache for that owner). Flooring using 16 " x 16 " tiles. Don't expect much for this kinda price in terms of finishing and even aircon points.

For camelia, i checked, they claimed it's 2002 BU for 20x65 but in actual fact, it's only 1700 sq ft of liveable space. Those 300sq ft include aircon ledge and the car porch ledge.

The corner unit i was eyeing was around rm570k.

I lived in Watseka, IL before in a old bungalow probably 7000sqft. it feel ok because all the house is so far away.. good feeling...

But if terrace house and other smaller land house, it will feel no privacy...

I think this is not strata. So probably everyone will build their own wall...

I would have prefered 50ft width where most developer build nowadays.

Sam, no picture. It was so hazy and hot during that time i was there.

Actually, if buyers don't mind subsale, they can check out mkh pelangi semenyih 2 dslink house. Bigger and still less than rm500k. But if they want min. downpayment, then this project is good for those who want to own their first landed home.

Thanks fan gor for your input.

Pelangi Semenyih 2 actually really not bad, there is even a Honda showroom open in front of it. If not mistaken, just about 3 years back, they are selling around 300-350k, seems like already have about 150k appreciation.

If not mistaken, only 1 row is 50" feet ( the row nearest to proposed entry / exit ) and the rest of the rows are 40" frontage. But the lorong at the back of the house is quite huge at 15-16" ft.

I reckon this is for affordable buyers and house owners.

Good for Bdr Tasik Kesuma and Semenyih & nearby folks & families again.

This project quite huge at 1000 acres and this Camelia is only Phase 2, so I believe its possible to follow the track of SEH, which is just opposite and the parcel of land which just bought by EcoWorld.

If the Majestic Group is able to show further township master plan and have the innovation and time frame of EcoWorld doing for EM, I might think possible.

Let's wait and see for the whole package of 20x65 and 20x70, but with built up at 2002 sq ft onwards, it looks huge although most of the floors are given ceramic tiles.

Don't think there is any pump station. What i see now is just trees and lalang.

Kolej swasta or not, i only see end of the road.

Even the proposed shoplots for commercial might not happen as i spoke to the SA, the developer may change it's plan and switch to residential.

As i mention, for those who have super holding power or planning to buy for own stay, this looks good. If you plan to flip upon VP, it will be very challenging as the surrounding area is still full of undergrowth except the 20x70 rows where you face the old housing estates.

Oh, there is also a HTC nearby but camelia is further away from it. I see later phases may be nearer to the HTC on the right side of camelia.

Hi, let me answer some of your guys query about this project.

-Camellia Residence is the 2nd phase of Kontan Emas (M) S/B development in Semenyih. It’s 1st phase is Teratai @ Bandar Tasik Kesuma, which is going to hand over around Oct/Nov’14. Kontan Emas will have 1600 units’ future development in Bandar Tasik Kesuma.

-Camellia Residence have perimeter fencing (5ft – 6ft height)

-No CCTV

-only 1 row is 50" feet (the row nearest to proposed entry / exit ) and the rest of the rows are 40" frontage. Lorong at the back of the house is at 20" ft.

-Fr Kontan Emas master plan, developer has reserve land for sekolah rendah & sekolah Menengah but it depends on government to build or not to build sekolah at there. We also have a land for college so it also depends on which college is interested to start their collage there.

-For the petrol station, is under developer future development. Fr developer master plan we will have 2 petrol stations & some shop houses/commercial area also.

-Kontan Emas have to spend about RM1mil to build a new road and make the landscape garden in Camellia Residence. The road is start fr tangki air Syabas there to the site of Camellia Residence.

-Fr the master plan there will be 9 blocks of shops. Developer propose to convert only few blocks of the shops to residential but it is not easy to convert commercial to residential so just ignore there will be any convertion of commercial to residential.

Yeah, the advancement of this property really depending on when Ecoworld will develop the land that next to it. Once the infra is ready, this place holds certain potential too.. Need some holding power for sure..

That's only plan I presume. Still need long time to build up. Yeah, I also aware there is HTC located on the land that bought by the Ecoworld. Let's see how they try to mitigate it.

HTC as long as is 200-300m away, I think it should not cause a lot of problem though, only the sore eyes of course..

Last month they have booth in cheras selatan jusco and I booked a unit. Now I wan to giv up but I only can refund if I find some one interest in the unit. Not see is that any one interest on it?

After I booked then ony feel that it's really too far from KL. Now I booked another unit in sungai long, so have to give up the camellia lo.

Actually just because my family don like the area too deep. The price in camellia when the time I booked is rm400k. I think now was increased.

The sungai long is 470k++ but is for condo. So camellia is more worth if compare in price.

Just for your information, EcoMajestic is building a road connecting to Jalan Semenyih, which ultimately will meet at the junction of Bandar Tasik Kesuma. Thus, from Camellia to Eco Majetic later only about 3-4 km, which in Eco Majestic, there shall be a new interchange enter to Lekas.

1. Is the developer is reliable? as i see they own mostly hotels and resorts and they seems to be not heard of among the other developers..

2. How to check the quality of the house the developer building? as i know their first project were Teratai in Selangor.

3. The master plan is not out yet so how to verify the details of the project will be true or will actually materialize?

Perhaps you can pay a visit to the Teratai houses in bandar tasik kesuma. Same developer... But I don't know how reliable of the developer though....

Just aware the package for Camellia Residence...

Free legal fees for SPA and Loan Agreement, free MOT too..

Stamp duty for Loan agreement is not covered if not mistaken, but just fairly small amount, just about 2k if not mistaken..

Seems like Camellia is launching the phase 2... Prices already shoot up above 500k...

there are many road infrastructures to be built soon in semenyih/rinching/beranang, internal road networks... in between tamans to the main roads, taman to taman, but all not so soon yet..maybe will take long time.... for e.g rinching to brogan roads and etc...
