Camellia Residence is a residential development situated in Bandar Tasik Kesuma, Semenyih. it's comprised of double storey terrace houses and developed by Kontan Emas, a subsidiary of Majestic group. it's expected to be completed in July 2016 Camellia Residence is gated and guarded, however units have an open conception reminiscent of americancommunity homes. it's a freehold development and units come with four bedrooms, 3 bathrooms and large carporches with enough area for 2 mid-sized cars. Sam, I checked the actual site. Looks very plantation now. There seems to be a valley next to it. Yes, it's pretty deep inside kesuma. I am not convinced by the gated and guarded concept as the agent told me it's just a guard house and whether there is perimeter fencing or not with cctv, elek tada. When i probe further, whether any service agreement to be signed for home owners, again, gave me a blank stare. How do they define it as g&g then ? Anyway, i was eyeing on one of the corner unit but after site visit, hmmm, need super long holding power. Own stays, it is pretty good entry price for buyers if they don't mind the development is not g&g.

G&G for this price is ok.

I presume should have perimeter fencing, but don't think will have cctv though. Ecoworld bought a land next to it. How it will comes up later, I really can't tell. I checked their newly completed rows of houses across the road when the agent told me to check it out (build by the same developer).
This are non gated nor guarded type. Overall quite a good space layout for a 18x65 or 18x70. Finishing...hmm....i only walk into one of the units, detected quite a no. of plaster crack (defects correction going to be a headache for that owner). Flooring using 16 " x 16 " tiles. Don't expect much for this kinda price in terms of finishing and even aircon points.
For camelia, i checked, they claimed it's 2002 BU for 20x65 but in actual fact, it's only 1700 sq ft of liveable space. Those 300sq ft include aircon ledge and the car porch ledge.
The corner unit i was eyeing was around rm570k.

But if terrace house and other smaller land house, it will feel no privacy... I think this is not strata. So probably everyone will build their own wall...

The width of the road is 40ft house to house based on the drawings the SA shows me.
I would have prefered 50ft width where most developer build nowadays.
