Usually le, investor sell at market value or +premium for gd unit. I blif buyers hav the option not to buy ge. If nge nge wan seller to lower down to the buyer's desired price, then no need expert to invest la. 3 yo oso can shout the number in auction house lo. cool2.gif

Offices unit at shop houses and basic office buildings ll not b doin well in the next 8-10 yrs.

A grade offices ll do vely well.

Soho at certain areas might b doin exceptionally well but most ll kantoi.

Condo sure kantoi for big tickets.

Landed no worries if for holding.

Shops at grd flr ll face competition due to malls.

Stratafied shops ll do beta than conventional shops for the next few yrs but the trend might not last too long.

Most factories ll not b facing big issue regardless link, smd, detached.

Lands sure surge in price.

All above my pov for rental market except lands.

Yup boss, not all factories but most ll do beta compared to most shops for now.

Lotsa link factories r being used up for storage due to cheaper rental in psf. And some commi factories r being used for showrooms rather than shops oso bcos due to cheaper rental in psf and of cos bigger space.

It's interesting to c the transformation in slow pace for the past few yrs and I blif it continues for the near future.

For land, agri cpo lands r stil ok to invest for cap appre. Some ppl buy lands to plant fruit trees while waiting for the cap appre. V hav a buddy here doin so.

Land loc is subjective. A pc of land performing here does mean the land nxt to it ll do the same. Size of cos depend on loc la. Fren just bot 1000 acres in Martin. But he won't b buying even an acre in klcc. laugh.gif

Focus on self strength to make moolah. Dun spend time focus on others strength or weakness to look for excuses.

True investors bring in moolah not analysis.

Dun tell me investors invest for fun not for moolah. Make sensible decision n b realistic.
