You're an example. You see you said not enough cash. But still can value higher. But maybe you're very cash rich now. But some people like you might still not enough cash after VP. Bank is very lenient right? For the past years, bank have been lenient. But bank is now very strict lor.

I said I "worried" not enough cash....not mean not enough cash so I go find out option. Lucky I bought that property n now paper value gain 350k easy easy...but I not selling. I rented it out already...

For me, if I have 200k cash...If I got to use 100k cash for a property, I still worry I dont have enough cash as reserve 100k dont know can last me till when if something happen. I will see if there any option that I can still buying not not touching my 200k. If got problem later, I still got 200k to tide me thru...I believe there are many people like myself also...

Yeah, but we don't know if got many people like you have RM200k cash reserve. All is just believe and hearsay. Let's see how this cool cycle last. I think we need salary to catch up with property price increase. If not, the price increase is hollow.

yes...some of my friends are using this method too. Myself dont have business nor OD nor big bundle of cash. So I cant only play with other rules.

Market not moving might be true but maybe he didnot tell u the whole truth.

My banker told me due to property price increase a lot , now they just need to hit one deal equal with 2-3 deals last few years for same target. Percentage of deal might lower but does not reflect they income..if can cari makan I assume this is not consider not moving la. May be each have own definition on this tongue.gif

If ebola comes, I guess not only property market collapsed. The economy n klse also ll collapsed. And if I am lucky not die, I ll join the next level of the league. Sure there are plenty of cheap shop lot to be picked up n cheap big names counters to buy.

those businessman rely on the business, if business down/collapse, gone.. those low end flippers when investing property never thought of cannot sell, selling upon vp is definitely...

When I have the option to use other people money to make me rich why I have to use my money.
Extra cash I will put in to flexi loan rather than extra down payment except if that property for own stay then I will settle ASAP
I borrow money from bank so that bank can help me do a free financial health assessment and if bank approve my loan mean I still not in a high risk group lol tongue.gif

By the way, bank only will lend you an umbrella in sunny day, when u really need money probably is quite hard to borrow from them.

US share can buy a put option. If you bought put options on DJIA index, you earn already rclxms.gif
