QUOTE(Majesticman @ Aug 7 2014, 02:34 PM) Eco Majestic got how many guard house? every individual presint will be G&G. how about the Lekas highway connected to EM? The red bridge also have guard? The jalan semenyih entrance guarded? Logically speaking should only be guard house at each precint whereby the security and maintenance fee are paid from the monthly MC contribution whereas the connecting road are public access, else who is going to pay for it?

QUOTE(enochtan3668 @ Aug 8 2014, 07:13 AM) No, I didnt request at all. After signing, this is the first communication with solicitors A.Rahim. By the way, also received 2nd month statement for Alliance card and notice RM20 was credited on 24/07/14 - anyone knows anything about this - is it part of the card application promotion? That RM20 should be credited from EM but only for once.

QUOTE(oreomambo @ Aug 8 2014, 02:58PM) Only thing i can think of is the amount of MRTA to be paid which could be different between banks. MRTA amount is then added into your loan, resulting in the small differences of monthly payment Agreed. This should be the reason. Let me guess, your CIMB is with MRTA and HLB is without MRTA? CIMB current package will only consider giving -2.50% if with MRTA. Even if both with MRTA the premium charged could be diff due to diff assumption / input used in arriving the premium. QUOTE(Mutagen @ Aug 8 2014, 05:20 PM) Guess MRTA is d culprit, anyway, HLB has just revised to BLR-2.5, guess HLB offers a better deal as a whole. With the pricing revision, the gap between both is even wider...

QUOTE(Majesticman @ Aug 8 2014, 05:34 PM) With the BLR increase, we can entitle -2.50? Those loan b4 the increase of BLR....rugi? It takes awhile for the banks to revise their product offering to make it more competitive in terms of the features and pricing. In this case whereby boss Mutagen managed to get a better revised rate, I don't think it is due to change in product package. Probably is because of bigger loan size (guess more than RM1 mil) and good credit profile.

QUOTE(oreomambo @ Aug 8 2014, 06:14 PM) I think you are referring to the meow meow bank.. Actually this was my case. I can only get -2.45 if i take up MRTA, else it would be -2.40. So to fulfill that MRTA, you can actually take up what is "minimum", like cover only for 5 years on reduced coverage and 1/4 of the loan amount is good enough. In that case the MRTA wound isn't that heavy. I rather use personal insurance coverage. You are right... it's my relative's bank...

QUOTE(treehill @ Aug 10 2014, 06:15 AM) Bro, I think everyone who brought the property in EM will know it is some distances required (in terms of km) to KL or damansara/pj area. Developers have quoted the amount of time required to travel certain places. Traffic jam can be avoided at certain time or you can face (of course be prepare to face the consequences) it. We can compare here and there but at the end we know what kinda price you will get if house distance is nearer to KL (unless u are lucky that u can find an urgent subsale or hse with problem on a cheaper price) or smaller house. In certain ways, if you willing to manage your time properly maybe you can reduce those headaches on travelling. At the end, traffic is everywhere unless your house is just beside your working place or within 1km of your house where you can walk to your work place. I am not promoting anything here and saying semenyih is near. Depends on your job and depends on where you are working. I stayed in cheras for over 25yrs and I know how is the jam and how to reduce the travellling time (unless if there are unfortunate incident happen/roadblock/road maintenance). Is matter of managing your time (as i have mentioned). People wanted to get a comfortable home away from the city so is their choice. No right or wrong here but pointless always complaining about the traffic and how long it takes to reach KL/pj/etc. Those who wanna confirm the timing required during peak hours they can try it themselves Agreed.

Seriously I think this BBW has several serious issues - very silo minded, couldn't accept the views from others, like to simply hentam without solid or convincing facts and at times simply put words in people's mouth. Don't mean to be rude here but this is based on observations and experience. Don't you feel the same?
