Logically speaking should only be guard house at each precint whereby the security and maintenance fee are paid from the monthly MC contribution whereas the connecting road are public access, else who is going to pay for it?

Agreed. This should be the reason. Let me guess, your CIMB is with MRTA and HLB is without MRTA? CIMB current package will only consider giving -2.50% if with MRTA.

Even if both with MRTA the premium charged could be diff due to diff assumption / input used in arriving the premium.

Si kucing ada satu offer dari satu bank di mana MRTA coverage hanya beberapa peratus sahaja daripada pinjaman yang dikehendaki dan hanya untuk beberapa tahun aje. Tujuannya ialah untuk cover tahun awal semasa rumah masih lagi under construction dan coverage itu pada pendapat saya hanya untuk cover faedah aje. Itulah sebab saya tanya dik Mutagen sama ada itu coverage same ke tidak untuk kedua-dua bank ini..

Ini kisah benar, bukan sekadar tiup air...

It takes awhile for the banks to revise their product offering to make it more competitive in terms of the features and pricing. In this case whereby boss Mutagen managed to get a better revised rate, I don't think it is due to change in product package. Probably is because of bigger loan size (guess more than RM1 mil) and good credit profile.

So to fulfill that MRTA, you can actually take up what is "minimum", like cover only for 5 years on reduced coverage and 1/4 of the loan amount is good enough. In that case the MRTA wound isn't that heavy. I rather use personal insurance coverage.

Seriously I think this BBW has several serious issues - very silo minded, couldn't accept the views from others, like to simply hentam without solid or convincing facts and at times simply put words in people's mouth. Don't mean to be rude here but this is based on observations and experience. Don't you feel the same?
