Initially i plan to buy this project.after my study i get some info want to share with you guy.

1.initially the developer want to build semi d at this piece of land.because no buyer..they cancel the project.

2.one of my friend as a banker at one bank inform me,previous project already be empanelment.suddenly take off.why?

3.developer only build government project b4.never build residential project.no track record..haha

Sungai long and mahkota cheras already got so many project and development.i mean condo, emerald residence. greeview villa.makhota residence condo..so many., suria residence. landed over than only selling at 550k..

If u want for investment.. may i ask ,u want to rent to who.

If own stay should be ok.i think.

Personally i think toll is not an issue.
Name out which place you dont need to pay toll?
Even people in Sg. Long tends to pay this toll and make a U-turn at Twin Palm to Balakong due to highly congested traffic in Sg. Long every morning.

I'm not sure whether what is the issue of no buyer on the semi-d proposed in this land. But we can see that Lum Chang which develope Twin Palm is fully owned and still launching.
I would say that the land is too small to build semi-D instead building a medium to high-end condo would have more benefit and profit to the developer.

Besides, the proposed KL Outer Ring Road can be an added advantage too. But i don't know when will it be completed.

For the meanwhile, the project most likely suitable for own stay until the proposed highway been done.

Juz my 2cents opinion.

Financial sustainable developer always goes in to highrise for 2 to 3 times profit compare return from landed revenue.

this project JV with 3 companies. A lot developer starting fresh but throwing out attractive package and easy ownership. Not easy to find a condo from rm400 psft.

Eventhough price point is good and easy ownership..

But one have to consider to a must pay tol everytime y go out from your house..

I think is about rm1...

If for own stay.. u can calculate how many time you out from your house per week and per year..
