You must be day dreaming, mate. I invested in both properties and have no regrets at all. Entered Parklane OUG 3 years+ back, low end of RM300k, and today, asking price is RM440k-RM450k for my unit, which is partially furnished and comes with 2 car parks. Rental price for it is RM1.4k.

As for the high density part, seems like you don't really understand the maths terminology of density. High number of units does not equate to high density. Area is paramount in density and for Parklane OUG's case, the entire development is sitting on 30+ acres of land.

Density itself is a very subjective measurement as there are quite a number of density units to look at. Condo units per land area? Rooms per land area? People per land area?

I have an investment in Cyberjaya, bloody shoebox. The development has 946 units over a land area of only 2.45 acres. That's 386 units per acre!!!! The upside is, many units are actually studio units, so if it's measure in terms of rooms per land area, would most probably be on par with any other condo.

Too many parameters and factors that will affect a property. After years of investing, I noticed it's best to just consider a few factors, make a quick decision and just sit back and chill.

not really first investment but first condo Investment..so i have no idea....my entry price not cheap at RM475k so i will need at least RM2400 to cover installment. Of cos i don mind to have little negative income but hopefully can rent it out at 1.5k enuff
