I think this project is more suitable for Malays/Bumi to buy since it's a benefit to them that a Masjid is near. Plus, they give big bumi discounts.

Non bumi/Malay not just suffered instant devalued (because of high bumi discount), they also have to bear with living near the Masjid.

Those non bumi/malay who bought it must be crying out loud now..

Subang is a developing city. With a commercial town like SS15 and SJCC, there is a reason why people wants to go there.

Panorama area like others said, has nothing within walking distance apart from a the train station. Its surroundings are offices and close by are amenities that is not very desirable. i.e. too close to stadium, mosque and cheap college.

It's only worth it for muslims because nearby a mosque is good for them and there is high bumi discount given.

Otherwise, it would be living hell for non-muslims.

If you don't want to talk about luxury type like Lot 15, the cantara is already way more expensive PSF compared to Panorama.

Hack, even the Grand SS15 is more expensive than Panorama.

Panorama is literally the CHEAPEST freehold new project serviced apartment that is not beyond shah alam area.

Some might even thought Panorama is a low entry level serviced apartment. But I believe it should be around the middle end.

Panorama is literally the cheapest project before shah alam. Hack even tropicana metropark is more expensive than panorama despite being near shah alam/batu tiga.


It is even cheaper for bumi since they give high bumi discount.


I will say Panorama is very suitable for muslim bumi in view that it is near the mosque and high bumi discount. If they no buy then rugi.... whereas if non-bumi buys ... even though it is cheaper than any other project out there without bumi discount, it is definitely not ideal having a mosque so nearby (plus, with high bumi discount, it devalues the property for non-bumi investors)

i am trying to say "maybe ss 4 and ss 3" part of kelana NOT panorama that part of kelana.

Batu tiga is also considered subang but no one is going to bat an eye on that location.

Sentul is very accessible to KLCC, why is it so cheap and even cheaper than Klang area?

Sometimes it is about the area development. There is no development around panorama area and that area wasn't even considered for residential to begin with. As mentioned by others, there is nothing within walking distance and travelling out is not convenient apart from the LRT nearby.

There are tons of bad points about Panorama, which makes it less than ideal despite the low price points BUT the down points affects mostly the non muslim and non bumis. As mentioned earlier, there is a mosque (not surau but a full fledge mosque) within VERY VERY close proximity (It is 300+meter in diagonal distance). It is good for muslim people but I don't think any non muslim would actually find having a mosque nearby beneficial to them.

Plus, they are giving very high bumi discount, which means that bumi can buy it super cheap while non-bumi will suffer high devaluation right after 5 years when they start selling it off.\

If you are a bumi muslim, Panorama is an ideal project seeing that it is convenient to a mosque PLUS it is extremely affordable.

The property is already cheap with 700k, you will be able to get 1k sqf .... with bumi discount and full rebates, you can get it for less than 600k for a 1k+sqf...

I've surveyed quite a few properties around PJ/Subang/Sentral/Bangsar area and Panorama is the cheapest at about 700+psf

Even atwater cost about 800+psf (around that range) and they are leasehold.

There is no Service Apartment cheaper than Panorama (new project) as far as I know.


For non-bumi, best buy those with 5% bumi discount (the most minimum bumi discount can be given) cause your property won't devalue as much within the next 5 years.

7 to 8% you are already on a huge losing side.

10%... you must have really liked the place a lot to lose this much.

15% (maximum can be given I believe) .... You must love the place so much that you don't care how much your property value.


Seriously, anything above 10% is meant for bumi buyers.

The theory works the same for Bumi buyers as well. If you are a bumi and you buy a property with 5%... you must be either very rich that you don't care about the value or you are not good at property investment value. Service apartment aren't like landed property, the value may not go up or go up as fast overtime. In fact, for the first 5 years, if the location is terrible or there is no further development, it can easily drive the price downwards.

Jam is not the biggest factor when it comes to home living. Panorama is definitely not a project for the non-muslim seeing that there is a full fledged mosque (not surau) in less than 300 meter... literally your front neighbor. In my opinion, I still felt that Panorama is designed for the Malays. High bumi discount (10% if I am not mistaken) and extremely close proximity to the mosque, it is like the absolute must buy if you are a Malay.

Lot 15 on the other hand seems more suitable for non-Malay. Low bumi discount (the lowest bumi discount can be given which is 5%), which would slows down the devaluation of the property for the non-Malays after 5 years. Plus, the nearest mosque for Lot 15 is definitely not "walking distance" friendly and most likely you would need to drive out.

It is not racist, it is just reality of choice.

It is not a 'Phobia', a full fledged mosque within less than 300 meters distance is definitely something non-muslim wants to consider. My old house is within 300 meters of a Surau (not a mosque) and let's just say the sounds are quite clear given that it is just a Surau. If you can tolerate it and if you like that sort of thing, then by all means go ahead with your purchase decision. It is just a factor for consideration, just like living near a HTC but this actually affects you physically than mentally (perhaps you may want to refer 'Phobia' to HTC instead cause it is something that does not affect anyone physically nor has there been any evidence that it actually affects anyone living near HTC but it still affects some purchasers decision).

Again, it is just a factor for consideration.

I give you an example :

It is inconsiderate if you bought a property in Taiwan near a temple and then complain about the burning of prayer items and want the temple to stop doing their prayers despite knowing that there is a temple there before you purchase your property. However, I don't think anyone can label you as racist for knowing the fact that it will affect your livelihood and choose not to buy the property.

Overall, Panorama is a good choice for the Malays with close proximity to the Mosque and also high bumi discount, I'm not even saying "don't" buy Panorama but it is just better suited for a certain demographic because of certain factors involved.

No... Mosque is english for Masjid.

Masjid is typically bigger than Surau and their Minarets are mostly tower like & size.

If I am not mistaken they do friday prayers at Masjid only. Hence it is very convenient for muslim to buy Panorama.

High bumi discount and convenience to a Masjid, what is not to like?


Not saying non-muslim should not buy Panorama, it is just a few factors that non-muslim might want to consider before getting it especially if it is for own living.

As far as I know, a lot of blacks living in shang-villa.

I remember one of the forumer here also stated that shang-villa is mostly occupied by students/foreigners.

I'm not saying non-muslim would definitely reject the property because of that factor. I'm just saying it is one of the major factor that they will consider.

Like someone said, a full fledge mosque would normally means that the area would be quite jam during fridays and festive days. Hence it would be a good choice to live nearby so you don't have to worry about parking and could just walk there instead.

Base on logical assumption (looking at the amenities around the location) .. their comments seems reasonable and based on the few times that I've traveled there... it seems quite true seeing that it is very jam packed during Friday lunch.

And based on such observation, it is quite clear the property demographic is more suitable for one than the other.

For example, if you have a kids, living near a school makes more sense than if you do not have one. Going in and out will always be difficult unless you work odd hours but for those with kids, it would be a convenience for them since they need to drop their kids off the school anyway. I wonder if you even know what DEMOGRAPHIC means at this point
