"84% borrower have only one outstanding loan"
So meaning those on the list is now 84% have 2 loan? After taking another loan n appear at bnm records?

Another question. Those not yet vp. Not included as outstanding loan right?

If i have zero vp unit but with 8 underconstruction. So i wont be inside bnm records right?
*
84% have 2 loan?

I thought 84% only have 1 loan.

And.... this means 16% have 2 loan and above. hmm.gif

Means 16% of the population is flipper/investor.

What does this means?

And the 84% one outstanding loan is how many percentage household debt?
And the 16% multiple outstanding loan is how many percentage household debt?

I think without more details, no conclusive statement can be made.

Meanwhile I think we should BBB brows.gif rclxm9.gif

200k below still can get 90% as well. My target is RM150k max. good thing is simpang ampat area have alot of my budget house..

yes.. aiming for those renoted.

checked batu kawan area, most of it is under LMC which i cannot buy even tough i wanted too.
however i will still go window shopping for house next month.. already have date wit the agent  cool2.gif

Maybe we can exchange notes.

I've survey mainland from top to bottom.

I think Simpang Ampat is pretty good. But have to avoid place with:-
a) bangla
b) flood
c) lalat

Taman Kasawari is so scary. I think 90% taman is bangla.

If you go KFC, the place is full of lalat.

Someone told me before that all old housing is flooded before. Nothing is spared. Only new housing are higher. Something like SA65.

hahaha... i know i know..

i aiming taman merak jaya, ( well many selling mudah )

feedback from fren that the area is full of bangalla as well, but need to see how worst the bangala situation there

which area u aiming..
what is SA65?
*
You haven't been to Taman Merak Jaya? I haven't also. Maybe I should go take a look when got time. I think it'll be very terrible like Taman Kasawari.

SA65 is a project just OC. I think RM600k for intermediate 3 storey terrace.

How about Batu Kawan?

By the way, the first time KFC got so many lalat is when I go Simpang Ampat KFC. So terrible.

batu kawan

- cassia -  many ppl move in ( ALL LMC cannot buy)
- halaman sejora, very near bridge ( also LMC cannot buy )
doh.gif doh.gif

taman intan delima is kinda ok.. but over my budget.. sad.gif  250k ++

any recomend on which taman OK to go with base on ur research?
*
I think RM150k budget is too low to get a proper landed with good environment. That's just not possible sad.gif

But since you want to rent it out to bangla, I think you can get Merak Jaya. hmm.gif

You not staying there right?

Hahahaha. Salute you dude. Obviously you're way crazier than me. Again, people like me & you are 'impossible' to Ms.Bearbearwong. 520k for 30% downpayment, I can only imagine it is a nice, sweet landed property.
*
To be frank, the document you show look like you're handling OUG case instead of being buyer. Maybe you show other document? Obviously buying cash not an issue. I also can buy cash. icon_rolleyes.gif

Real dumb f@ck who still doesn't understand the fact that there is already opportunity lost. What's with the traffic jam, retard? Like what forumer Tigerr pointed out, bottom line is, profit can be made, that's all that matters. Me Akisama employee?!?!?! LOL

To sign off for the day, here's a pic of me holding the S&P with today's latest post.

Wait, I know what will your reply be. I photoshopped it, right?
You're the champion.

Dumb f@ck.

try sumore lah champion.. cash buyers with no bank loans should be holding original copy not a duplicate copy.. champion..

so you are not a cash buyers smartie, come here to put shit again? twenties sumore, no wonder so immature... i advise you stop revealing other clients documents in the net... you will really get yourself into trouble..

if you say you purchased a units with bank loans and is on their twenties, then maybe more likely... cash buyers 300k one shot for a 314 k apartment is a dumb joke for immature of twenties...

you can sell first out first (or take some clients receipt of selling) , then only consider sold.... cash buyer confirm no..

tigerr said is true ONLY IF YOU ABLE TO SELL OUT .. smartie... your logic like KNS, from what i see from your smart twenties thinking.. JUST BUY ANY PROPERTY.. and you will profit..

hello, i can buy Tiara mutiara 2 units anytime i want and is still launching.. few years confirm profit lor... having imaginary profit can also make you feel stim too.. even you selling 390k, ppl also wont buy wen developers ares till holding units with 420k.. add up legal fees 390k purchase will exceed developers price...

The triggers of next massive long term economic downturn:-

LOCAL
a) massive household debt
b) hyperinflation due to low exchange rate and GST
c) low interest rate

OVERSEAS
a) Japan economy crash due to massive debt $14.6 trillion (230% of GDP) (http://www.spiegel.de/international/world/massive-japanese-sovereign-debt-could-become-global-problem-a-875641.html)
b) Systemic failure of China economic due to property crash, shadow banking, and others
c) EURO zone will fail again
d) worldwide property crash due to Chinese pull out from Australia and UK market.

I think this economic downturn will last for 10 years instead of just few months like the one in 2008.
