High chance is the plot of land near Caltex..
Currently used as carparks for many cars..

Singapore’s options of RTS alignment are to build it parallel to the causeway and above the ground; parallel to the causeway and underground; or diagonally opposite the causeway.

Whichever alignment is chosen, it is understood that the RTS from
Singapore is an extension of the republic’s Thomson Line which will have its northern most station to be located at Woodlands North.

In other words, once the 43km line is constructed, it will be linked directly to the Bukit Chagar RTS Terminal.

The China Developers will become waterfish for paying skyhigh prices for the land above water which sometime during hightide and heavy rain becomes underwater.

The nearest route from R&F to RTS thru Jln Jim Quee is not pedestrian friendly at all.

My agent told me they will have shuttle bus service to the RTS.

I think they will provide shuttle service to nearby CIQ which is only a short ride. Besides it will only cost them small amount of money compare to premium price they selling. Just like shuttle bus service by paradigm mall to promote

My view:
1. @tambaididi--> shuttle bus to RTS - I doubt. Those afford buying R&F is definitely rich people. 1,200psf is very expensive, and no incremental investing value.
2. @Zelphon--> tri-tower is beneficiary, next is R&F - tri-tower is loser. Suddenly so many ppl from everywhere come your residential area, high density. Not much value for investment; people who work in Sg + buy for own stay ok. For rental, forget it. Sure cant get good rent there. If I afford to pay (high) rent, I would have rather bought an unit my own, or I will rent a whole HDB unit at Sembawang/Yishun/Woodlands.

Developer will not be there forever. Purchasers will have to bear the cost of the shuttle service eventually via monthly maintenance fees.

There are shopping mall, office, hotel for R&F. shuttle bus might be used not only by residence but it is also be used by all purpose.

Anyone knows how much the retail lots below the apartments?
I really have no faith in developers looking to sell shopping mall units as individual units. just shows their lack of commitment and wanna 'elope' with the profits back to china.

Most buyers of R&F units expect to walk downstairs and take the MRT rides and not another shuttle. For me JB City Centre is not conducive area to live with the constant taffic jam, pollution(from CIQ, buses at Jln AhFook), vagrants and WF. Can't imagine when tens of thousand of units are completed and each comes with two cars. The only selling point is for those travelling daily to work in Spore.

It surprises me why people want to buy properties by the coast (esp along tebrau river) not that our water is clean but actually it stinks. Don't expect the govt to keep on spending to rehabilitate the waterway.

EXCO Johor Housing and Local Government Minister Datuk Abdul Latif Bandi said the restoration work, the River Segget will open mid 2014 to allow the public to enjoy its beauty. "rehabilitation work along the 1.2 mile River Segget is rapidly implemented, and it will be opened in the middle of next year," he said. The river, labeled as one of the dirtiest rivers in Malaysia, in the heart of Johor Bahru, now covered with concrete from public view."

It will be good if they can set up Komuter Train to link with the RTS so that people have a choice to live away from the City Centre.
