I dont really understand what's wrong with the units located at main road near roundabout. If buyers have concern on the traffic, the same row that facing exact north also will experience the same traffic but they sold out. This is a low density development. traffic would not be a major concern.

The only difference on the units near roundabout is they are not facing direct north /south. Probably the sunlight will kena the balcony lor. Wont kena directly to the room or living hall.

Still considering a unit at that row.  hmm.gif

Bro, nothing wrong but just some individual preference.

The ideal of the unit u aforementioned could be nearest range to entry / exit, hence also with the lowest risk of probability of break in.

I dropped by the sales office today. I noticed there are plenty of 22x75 immediate lot are still available. These units are facing 22x70. Why ppl are not interested in this row?
*
Got spotted any unit other than the row ( opposite 22x70 )???

QUOTE(ISSPBH @ Jul 2 2014, 09:54 PM)
Purchaser will be entitled to 3% discount from the purchase price of the house. The 1% discount given by Eco World is meant for the introducer as an incentive for recommending the purchaser to buy the house. However, the value of the 1% discount is not to be taken all by the introducer. It has to be shared between the purchaser and introducer, depending on the agreed sharing ratio (normally, it is 75% for purchaser and 25% for introducer). It works on the principle of win-win.
*
The 1% shall recognized as introducer fee instead of 1% discount.

Introducer fee is meant to be paid to someone introduce the buyer. If 1% discount, means the buyer who enjoys it.

Steph. You been to EMSO. Maybe you can call them up to find out. Once awhile, there are drop out units.
*
20x70 and 22x70, i believe is very very hard. The drop out units too less and still a lot of waiting lists.

Repeat buyer = 3% (early bird) + 2% (repeat buyer)
New buyer = 3% (early bird) + around 1% (if share with introducer)

I do fully agree with Chris Chew gor that the 1% is meant for introducer, and not fully as a discount to new buyer.
There is no normal practice as the 1% introducer fee will be split "75%(buyer) and 25%(introducer)".
It is to be discussed between the 2 parties. thumbup.gif

Now tak boleh.

But I have a planning, to enter again in 3-4 years time, regardless terrace or cluster, where after completion, it would be 6-7 years after EM first launch, guess hold a while would be great timing.

I agreed with you that EcoWorld shld ensure quality first before delivery. This is very important to give the buyers or future buyers more confidence.  Anyway, is better to VP all from 1 side first which are type 1A and 1B. The other side can VP later also can.

Bro, any idea when the Lekas-EcoMajestic link will be ready? By VP time ir shld be accessible thru jalan semenyih and EcoMajestic-Ecohill link only?
*
Yeahh. I also kinda agree to VP by sequence, say 1A, then 2-3 weeks later for 1B and so on. Or a batch of 1A and 1B then 1C + 1D bcz I expected most home owners would eager to get the keys.

The Lekas - EM interchange shall ready by 18 months from now, it would not later than 24 months. So, it will be ready ahead of house key delivery.

Country Garden Diamond City project in Semenyih nears EM. So I believe those who are keen on EM project likely would have visited their show village too.
*
Hmm, perhaps only 10-20% max of those keen on EM had visited CG show village.

Its look luxury to be honest, but I just prefer English and French style more than Spanish style. Found younger gen say below 35 prefer classic English styles.

Maybe soon we will have dev looking onto concept of Italian and Portuguese style. Kekekkekleke

Which row is going to open this weekend?

I seconded kochin boss, Lot. No 2080 , exclusive end lot, next to garden / landscape and leaning towards the additional parking space since gateless as well as, facing North East.

Or, Lot. No 2064 and Lot. No 2096, both corners nearest to the Lake and both not hitted by West evening sun. Unless, you're fine with the cars on slow motion before your auto gate open and drive in, but for Lot. 2064 is the best unit to show off your cars. lol.

I am End Lot fansi especially the extra land is directly next to landscape, garden or parks. And of coz, the side wall not facing West.

Chris kor,

2080 macam sudah kena booked jor.

Rows on the left ie 2224, 2191, 2160, 2128, 2096, 2064, 2036 n 2012 are not opened for sale yet.
*
If I am going to buy Tenderfields for own stay now, in fact, I am much happier to get the end lots of 2080, 2112 , 2144 , 2176, 2108 or maybe 2240 due to all this are next to landscape but side wall facing East, esp where Lot. 2280 could be an edge due to facing a larger scale of landscape and also facing a semi-d instead of cluster home. Perhaps, I think North East is slightly better than South East due to the incoming cars of the left lane would be slightly facing the house but I still will go for South East facing if the trees / landscape is separated from the main road by min 60'ft

The Lot. 2240 looks exclusive too, facing trees and no house, where no car will be passingby your house unless u turn but, it could be deep inside Tenderfields ( rich feller like this anyway ) and the sound buffer from the main road.
