Foresta will face stiff competition for buyers as well as quality tenants from ws2 n ws3. The asking rental in ws2 r depressed now.

WS3 cheapest unit after discount can get around 600psf
*

To be exact , 591 psf only cheapest. Most of the west facing are sold below 700 psf even for smallest unit. And it is only 60pct sold only.

Better request hard for developers to do up the pot holes infested road and widen it to 4 lanes as promised Else i cannot imagine many would pay above 500psf for it.

Dont forget the main shareholder of L&G is Mayland who is famous of ignoring local council conditions for VP. Read their Regalia project. Buyers really have to group up and force pressure onto mppj and call in media to highlight the their inaction. Your properties value are at stake.

I went to L&G office to submit the Syabas form as well.

What surprises me is the building 8trium developed by L&G.

I simply can't link this building with the word "premium" because everything looks basic, normal to me.

The tiles outside L&G office has got this disturbing sound when you step on it. It gives me the feeling that the tiles going to pop anytime.

The building entrance is occupied by Court Mammoth and building reception counter is so small and cheap. Therefore there is no grand entrance statement at all.

The lift lobby looks is also very basic without any decoration and the lift is not properly lighted and it is very dim.

The car park build quality is definitely not tier-1 with lots of visible defects.

I can't find the auto-pay machine as there is no proper sign to lead me there.

Before you exit the building, if you forget to pay the car park ticket. You need to turn left into basement and pay your ticket. Although there is a full circulation round the building, the design gives me the impression that I have come to a dead end and needs to drive into the basement car park.

With the above, I definitely hope for the better in damansara foresta because I can't accept what i have seen in 8trium.

That's what you will get from L&G. They have already more or less sold it off as strata title offices and wash their hand clean.

Whether you think the structure is safe or not , I guess there is one thing for sure: The subsequent routine check and maintanence of the slope would have to come out from residence pocket and it is not going to be cheap.

I would think the structure is sound for such a massive project, just that residents staying there have to be extremely demanding for the regular slope check and maintanence , before and after handover to jmb, to prevent any unforeseen incident happens.

I m just referring to the slope where the buildings stand on and it viccinity. Are u sure L&G would be so generous to maintain it after handing over to jmb in phases which is usually 2 yr nowadays.

Westside 3 with all the hoohah and the only condo launched within 2015 for dpc still have more than 25% left. Foresta phase 2 with its bigger size condo and less strategic location and less prestigous developer name would be struggling if it price too ambitious.

The main door looks narrow. In Feng Shui its quite pantang to have a small door relative to the size of the house 屋大門小謂之閉氣主病. Beside health, the luck could be another problem too. U can consult fengshui master about it.

For condo , i m not too sure if u can change the size after delivery as main door could be structural portion or bound by house rule ( for standard appearance) that you cant make amend. Unless u make request now else u might have to live with it thereafter.

You can gauge how wide is the door by looking at the tile. One tile is 2ft x 2ft. The showroom door is almost 4ft wide , while the delivered one is less than 3ft, short changed by 1ft which is around 30cm.

The delivered door size looks more like the bedroom door size instead of main door. The door look cheap too, certainly not same quality as showroom one.

Kitchen cabinet also totally different. An almost full height and full length elegant cabinet with many more drawers vs a cheapo run of mill short and budget cabinet
