Office at 900psf would have to rent out at RM3.75 p/month to yield 5% per annum.. doable in cheras with MRT n MALL? this is before rebates of cos.

yes i think easily 100+ internal sapu.. maybe only 50-80 left for other buyers.. if given a chance i wont buy opis but will buy hotel suite.

I think the hotel will only be a 3star hotel or 4 star maybe?? if 3 star ARR of RM160 is more likely. Hotel operator can also make a lot of money out of event n restaurant as hotel earnings is usually 50-50 btw room n FnB/events.

I hope all the hotel details are released prior to the BBB mode tht will be activated tomoro. most important thing is the operator n GRR scheme.. if the hotel can reli be used fr ownstay, i think shld be not good for the hotel n ekc as a whole? all units shld be signed on with a grr scheme would be btr?

lol.. i think if 1 room fr ownstay 1 room fr hotel will be so hard to split the facilities/maintenance costs etc.. i think hotel here cn easily hit ABOVE average occupancy rates due to mall n MRT, no need ownstay..3/4 star hotel here will be gd..

The mall is also dangerous cos without gd management team, they will struggle to attract gd tenants.. btr hire gd hotelier n mall manager b4 its too late brows.gif brows.gif

actually 5 star occupancy in KL is higher than 4/3 star hotels.. maybe ekc wana consider 5 star hotel? i would stick to mass market though.

Above everything, I think buyers shld be worried wthr ekocheras cn be completed or not. based on their negative net asset, many subcon n retailers might not even work with them in d future..

True..i know cheras also many new malls jus like usj damansara n cyberjaya... velocity ikea n mytown will be d regional mall fr cheras.. ekc location very gd but mall management team important..if cashflow bad as 1 cn notice, retailers might nt sign up haha..

like benz kor said, its easy to build a mall but hard to attract tenants & shoppers..

jagalat kor comments pls on how ekc mall will compete with many other malls coming up..
