This is what i found in the internet on "A standard Purchase Procedure Property in Malaysia". It says :

Your appointed lawyer will then send the stamped SPa together other required documents of the property to the Land Office to apply for consent of transfer ownership. With the Land's Office consent average within 1.5 to 2 months depend on the property profile. After the Land Office's approval has been obtained, you will be given 90 days to pay up your differential sum of 90 % together with the stamp duty.


This is exactly what was being told to me by my lawyer. But SA from Rimbayu told me a different story. Worse thing is different SA told me different things. Aiyo.. so who to believe sad.gif

yeah i tried that road the other day... turn left at the first roundabout... go towards gamuda walk.. got one more exit to kesas... but not sure whether any jam during peak hours.. tried that out last friday during non peak hours..

the show unit you saw is the phase 3 type b. The courtyard for phase 3 is opened at the top but boxed up with sliding door.

hei happyice... did you notice one of the terms in rhb loan ? it says that prepayment has to be in multiples of 1000 ... hmmm... sux.... anyway which end financer have you chosen ?

Guys how much was periwinkle when it was launched ? if i recall properly its around 850k right ? Went to Rimbayu sales office last week... phase 4 still got 2 units 24x75 near the entrance facing south.. very nice unit.. but was told that it cost 870k yawn.gif was thinking of getting my sis to invest in a unit.. maybe wait for phase 5 strata... but dunno how much liao by then @@

If I understand it correctly, the money sitting in your current account is actually a prepayment. So if its not in multiples of 1000, it wont be used to offset you principal. That is what I understand from it. Meaning maximum you will lose out interest saving for RM 999 which translate to Rm43.50 per annum or about RM 3.60 a month. haha not much but still don't like that term there sad.gif

You still can really do the prepayment to reduce the principal, but later if you need money, u still need to take it out, so, quite troublesome, why not just put it at current account, easier to take it out.

Even the money sitting in my current account also won't be able to offset the principal one.

Example:

borrow 300k, interest 4%

You have 300k cash, but you don't want to pay/settle the loan now.

You can put the 300k in your current account, you still have 300k loan, you still need to pay monthly installment, but your interest will be 0%

In this case, your monthly installment will 100% contributed to your principal, because it's 0% interest. You will finish paying your house earlier. The bank earn nothing.

Of course, there are some terms and condition. Some banks they only allow you to put at <50% of the total loan amount in your current account. Etc etc, or else they will charge higher interest..

Please correct me if i'm wrong, hope others can help as well..

yeah.. more or less like that.. just that for a 300k loan.. you put 300k cash inside.. they will automatically take your monthly installment from your 300k cash sitting in your current account. If im not mistaken, that 300k cash you put inside the current account is consider prepayment.. just that you can always take it out... well at least that is what I understand

yup thats what I understand as well. Just like you take 300k loan.. you put 300k cash in your current account, so your principal is 0, hence 0 interest. If for 300k loan you put 100k in your current account, so your principal left 200k, hence you have to pay interest for that 200k.

Was just reading through some guidelines about gated community and guarded neighbourhood. From what i know a lot of houses with individual title have perimeter fencing. One good example is laman granview by ijm itself.. Individual title but with GnG ... Such double standard sad.gif
