I dunno what schedule is this project but after spa signed and you cant proceed...penalty only 1%? they have already completed the foundation....

I know penalty is 1% of selling price if signed SPA but need to abandon the sales, and the developer has not completed the foundation yet.

once spa signed, there is different laws applied already.

those that charges much lower penalty, on papers they have no legal right to collect deposit in the 1st place.

bro. tat area rental market is rm 3.5 to 4 per sf
x 800 sft = max rm3200 can fetch less maintain fee approx rm 500~ (no carpark)
left 2.7K
(if at RM 5 persft still only get rm3.5k only)

but your loan is approx 5K for 25-30yrs (rm900-1mil loan )
pay more from your pocket out than collect in . that why i always say gud investment only if appreciate
if you have high holding power whistling.gif

each month give big angpoh to tenant is expected (for current vped products)...hopefully capital appreciation can cover on later dates.

but this one is vped 4 yrs later....really need visionary and balls of steel to taruk.....

no risk no gain.....time to separate the man from the boy tongue.gif

the business purpose of any developers is to sell their properties, they are not in the business of trapping people.

If you get your loan approved and sales carried on, they make 20-30% profits from the sales. Who aims to trap you with 1% if they can sell it with much higher profit?

the 20% down payment is to filter out the borderline buyers. Buyers are supposed to do a financial health check with the banks prior to placing the deposits.

I think the view of this SS will be blocked the coming TA Group building. Then there will be two TAg buildings lol

TA3 & TA4 Confirmed not block. Please use google map t check.

TA is 37 Floor. BLock D for hotel is 45 floor. Depend what you want, those above 45 will be premium price. Now phase 2 launched level 40-50, price start from 1300-1400 psf and next level 50-60 likely to be 1600 psf. BLock A best view toward KLCC and Tower3.

Still to owe one for phase1 only 1050-1200 psf, i think still good buy considering the location 100m from KLCC.,

If you walk in there is still many units are facing Idaman Residency to choice. Developer this time very clever. Open few units by few units from week to week.
After visited the site. I totally give up even price is very tempting. The view is nightmare and surrounding not look high end enough although is stone throw away from Twin Tower. I'm worried of secondary market hard to sell. Location and building to building is too congested. Even buy phase 2 or 3. Any view are above high rise building roof top is very limited.

TA3 & 4 is 50 floor. If TA 3&4 each floor is higher ceiling then Skysuites plus Roof Top super high cladding.

Anytime can block Sky Facilities Twin Tower view.
