sorry pest BBW is here again after being summoned.. basically because of RPGT 30% and trends of investment, just add up at least 150k to your original purchase price.. that will most likely the minimum selling price upon VP.. minimum you heard me right..

if EM is 600k.. selling price upon VP likely to be ATLEAST 750k... good figure though 2 years provided got takers.. well there are look at tropicana kajang 800k also ppl wallop.. but many freebies and low DP of course

TKJ , you knwo the answer, it depends on how SEH will boom after vp by 2016... it SEH prosperous , EM will definitely take benefit. if banks, shops , are anchoring in those areas with more occupancy i am sure that price might be doable.. the proposed mall is just developers move to boost the township, like setia alam, the shops must anchor those areas to be propserous

bit lower mb 700k.. but upon Vp in my opinion if still too short a time to call for such a figure.. even there are transacted ones at 750k by 2017, that could be a few lucky ones..

Sifu... RPGT is an anti speculation measures by bank negara.. purpose is? Economic good or no good? If good RPGT is a form of revenue for government.. since it is good business.. gov should remove the number of years for RPGT to be caught maa.. if good business.. anytime you sell you must pay RPGT .

if so I propose RPGT years should be abolished in spiritof good business.. RPGT should be impose based on selling valuers tiers.. same as how gov in income tax.. correct or not.. irregardless how many years the transaction ..

ya lor if they hold longer their payments to bank will break even with profit... at the same time credit is locked, risk increases as property holding is getting old and new launches is everywhere.. with lower entry..

if sellers are to keep increasing the price monthly to cater money serviced to bank.. it poses another problem, i.e valuation by bank will run to a greater margin with that down payment cash need to be higher and lose it attractiveness
