I think the property market has stabilised. It is still hot, but not as hot as before. We will be seeing more "normal" growth now, hopefully. Ah Jib has done a good job to cool down the market, but not to the extend of killing the market with bubble burst. I think price will remain at the current level, with more gentle growth like 3-5% going forward. No more those insane 15%-20% growth like before which is not good for long term.

My recent interaction with a sub-sale seller is very good. Both are open for nego. Not like last time seller after listen to my counter offer, just asked me to "go out and TFK". Seller is willing to budge and nego the price now (not a lot, but enough to cover all my legal expenses) and the deal is closed. Still high price compare to 1-2 years ago, but I am willing to accept the rental yield % and the fact that price has stabilised. Hopefully I can find more of these deal

Boss thou not being told in the red part, but recent call to an agent allow me to learn sthg new. 2 adjacent vacant units in suburb asking for 3.2m. Few day passed b4 deciding whether onot to buy, agent told me tat owner wanna up the price few hundred k due to manage to secure tenancy.

How much rental???

Surprisingly, onli 8k for entire flrs of both units. Cbhsl. Lower rental roi with higher asking price. It's worse than owner ask u go road side tfk.

Market is extremely slow now. Do not buy. Keep all gd deals for those who dare to buy. Banks stil lending but onli to traitors. Cos they know those ppl r smart to con regardless money or market.

Those who kecut, banks usually dun dare to lend. Banks oso takut when u takut.

Overall market vely bad now. Mrt up oso no use. Mangkalai use mrt. Buying props next to mrt won't guarantee anythg. Eg. The u at cheras. Rich guys seldom take mrt. Except those props investors who r so cash tight. Kenot afford car so take mrt.
