QUOTE(Showtime747 @ Jun 1 2014, 04:32 PM) bearbear, I apologise to you for not being able to convince you earlier that bubble burst is not going to happen. You could have bought your dream property earlier at lower price. But its ok. Better late then never. Let those DDD like iceman keep waiting, like what they did the past 5-6 years. They will continue to hope for something not going to happen in the near future. And they will be disappointed again and again. Sorry bro... QUOTE(CK15 @ Jun 1 2014, 04:56 PM) Iceman sure has to wait la... Still study, where got $$$ to buy now? After he graduated and work for 4-5 yrs, all properties price just half of today 1. :-) The transaction will onli b realized when spa is sign and full amount disbursed by bank. B4 tat, stil nothin to b tok bout. |

QUOTE(Showtime747 @ Jun 5 2014, 07:08 PM) This thread sinks to 4th page ! Where are all the DDD ? All go shopping for properties already like bearbear ? Boss thou not being told in the red part, but recent call to an agent allow me to learn sthg new. 2 adjacent vacant units in suburb asking for 3.2m. Few day passed b4 deciding whether onot to buy, agent told me tat owner wanna up the price few hundred k due to manage to secure tenancy. I think the property market has stabilised. It is still hot, but not as hot as before. We will be seeing more "normal" growth now, hopefully. Ah Jib has done a good job to cool down the market, but not to the extend of killing the market with bubble burst. I think price will remain at the current level, with more gentle growth like 3-5% going forward. No more those insane 15%-20% growth like before which is not good for long term. My recent interaction with a sub-sale seller is very good. Both are open for nego. Not like last time seller after listen to my counter offer, just asked me to "go out and TFK". Seller is willing to budge and nego the price now (not a lot, but enough to cover all my legal expenses) and the deal is closed. Still high price compare to 1-2 years ago, but I am willing to accept the rental yield % and the fact that price has stabilised. Hopefully I can find more of these deal How much rental??? Surprisingly, onli 8k for entire flrs of both units. Cbhsl. Lower rental roi with higher asking price. It's worse than owner ask u go road side tfk. I was like -/:;()$&@.,?!',[]{}#%^*+=_\|~<>€£¥.,?!', |

Market is extremely slow now. Do not buy. Keep all gd deals for those who dare to buy. Banks stil lending but onli to traitors. Cos they know those ppl r smart to con regardless money or market.
Those who kecut, banks usually dun dare to lend. Banks oso takut when u takut. Overall market vely bad now. Mrt up oso no use. Mangkalai use mrt. Buying props next to mrt won't guarantee anythg. Eg. The u at cheras. Rich guys seldom take mrt. Except those props investors who r so cash tight. Kenot afford car so take mrt. |

QUOTE(bearbearwong @ Jun 8 2014, 10:29 AM) bolded in red, very true for the bank's main policy the final say belongs to manager to approval, but little ones loan officer thinking already to get commission will try anyway to make the loan approve.. even the manager also need got target to hit Dun quote me la bro bear. The statement is nvr meant for u la. I Tok kok nia. Dun take it seriously. the one bolded in blue, based on what? you saying that? agents talks? bank officers? colded in green: I mention to those in Semenyih & Kajang projects, the likelyhood of buying a t 700k or 800k prop to take MRT totally defeating purpose, but i was flamed badly... even the ones near LRT in cheras also not so good: Type of launches: newly vped ( 7 months plus) Area : Taman Ikan Emas, Cheras Type of property:condos Name : Seri Puteri Condo (Next to Cheras lrt) Selling price : 500k -650k Original price : 237k to 275k Units available : 263 units Tenanted units : 30% and less (estimated) unsold units : 70% or less (estimated) rental rates : 1.7k-2.8k *Grading project : 6 points * said project is a good investment given then low entry price * said project is just next to Ch eras LRT * rental yields will be good *however big turn off is when assessing Cheras, gotta to go through small roads through low cost * surrounded by low cost flats all 3 corners including the swimming pool areas * the high subsales price is a big turn off as the workmanship is just soso When u become owners holding many props with debts then u 'll und y lotsa ppl need to tfk at road side. Some econ experts not gonna help if u r not taking the first move. But I'm sure traitors 'll help to stop u fr getting into trouble by not buying. Happy Sunday.
