bearbear, I apologise to you for not being able to convince you earlier that bubble burst is not going to happen. You could have bought your dream property earlier at lower price. But its ok. Better late then never. Let those DDD like iceman keep waiting, like what they did the past 5-6 years. They will continue to hope for something not going to happen in the near future. And they will be disappointed again and again.

I think the property market has stabilised. It is still hot, but not as hot as before. We will be seeing more "normal" growth now, hopefully. Ah Jib has done a good job to cool down the market, but not to the extend of killing the market with bubble burst. I think price will remain at the current level, with more gentle growth like 3-5% going forward. No more those insane 15%-20% growth like before which is not good for long term.

My recent interaction with a sub-sale seller is very good. Both are open for nego. Not like last time seller after listen to my counter offer, just asked me to "go out and TFK". Seller is willing to budge and nego the price now (not a lot, but enough to cover all my legal expenses) and the deal is closed. Still high price compare to 1-2 years ago, but I am willing to accept the rental yield % and the fact that price has stabilised. Hopefully I can find more of these deal
