Wat worrying me is that Malaysian young college student also concern about property investment, tis is indeed dangerous.
My experience is :-
For student - Enter property mkt WITHOUT strong backup (fama) is 10X riskier than stock mkt
For student - Enter property mkt WITH strong backup (fama) is 2X safer than stock market

Student - Dun touch property!

This explained why affordability issue is just nothing, even student with study loan can afford.

Buying old prop to collect rental on room basis, somemore the owner is fulltime property manager, the risk of default didnt look high.

Section 17 pj, whole row link house belong to one owner. All houses rented by UM students.
If not mistaken at least got 30 units. The owner collect monthly rental oso " ho say"

Nowadays many fresh graduate enter into property mkt, always say that buy first, if don't like it, sell it later lorr..they are so confident can sell it and make profit..so dangerous!

These group are the main target of agents and flippers.. tge young bought and stuck with prop.. even soho oso they say is good untill youngsters bought

Alternate investment is stock market e.g genting, maybank, public bank, etc.

Current mys property market is idea for study of behaviour economic.

Property market in china started to crumble but has yet to effect tycoon.

why pay more if you can pay less. This metod have being repeated so many time thousand years ago.

but when really crash, economy is bad, do you think you dare to buy at that time?

unless you already save enough money now and no need loan...but usually when crash, that time everyone also fearing for jobs... so buying property is not something first in their mind i guess...

Even if you pick those good stock like genting, public bank, your return is still not as high as a good property for eg. in bangsar. If you look at short term investment in property from 2008, then 100%-300% capital appreciation is normal.

If you look at the history of KLSE as a whole, you have to time the market perfectly to make obscene return. Because it goes up to 1100 points, then down to 200+ point then back up to 1800+ points. Big fluctuation = high risk

Whereas property market in malaysia is a linear upward straight line. Ie. over the long term, lower risk than stock, and at the same time higher return.

Different profile different strategy, not applicable to every people. Average wage earner will be remain struggle to buy property whether crash or not, but when market is crash will be more difficult for them due to uncertainty of personal financial, equivalent to exposure to greater risk.
