9-units per floor is about the max for a 'high end condo'.

heard that 1 new condo in Iskandar had 15-units per floor and very high selling price.

Wow, all the critics said Look like like HDB Flats. Take up was very low, so far around 30%

If Sime Darby announced so LOUD they'll rebrand melawati projects as KL East (the 2nd Mont Kiara)...100% success kah? or will it "SUI SAO MEI"?

proper transportation system ,eg Rapid KL bus / LRT / MRT

somemore it's out of KL area .

yep , from your statement the mall will only suitable for someone who have car ,
while those who take public transportation will be hardly or not-so convenient to go this mall .
eg : ss2mall , tropicana city mall ,viva home mall .

unless they improve the bus services to melawati .
i'm working nearby so i know the situation of the location .
buses less likely to stop there , maybe it's highway , so bus are not allowed to stop .

Melawati located at almost border of KL area. it's not in the heart of town .
the location surrounding by mid-low income people .

btw, just to update you...actually there's LRT opposite of this project la..
thats why SimeDarby mentioned they "confirmed" will build the covered walkway over the existing Gombak terminal station...fyi...


agreed with others mentioned in other thread, nowadays all developer keep promoting "future MRT" project...how many of it will become REAL? will it forever in planning stage? MRT construction really bukan lu cakap buat boleh buat....many work involved cool2.gif

I went to MRT corp marketing meeting before...planning bukan main main punya blink.gif

I was under impression high end condo normally less than 300 units to maintain exclusivity. My wrong, these days 500 units is norm already.

U all are confure others. Serini is not near by to putra lrt or pv condo. It actually is near to the zoo negara the melawati business centre. KL east with serini is few km away. I just visited KL east sale gallery beside the sunway montane this noon only found serini is not at KL east. Today is open for director and staff purchase.

U mix up KL East and Serini location.
The covered walkway is for KL East link to existing Terminal Gombak lrt + GITT.

Serini is located about 5 mins drive away from KL East. Its at Melawati Business Centre area not at KL East.
Theres 2 Lrt station nearby but also abt 5 mins drive away. Can see in the pic below.

Just want to say Melawati Mall is going to be a very big mall.

Ya.. based on the info.. Melawati mall abt half the size of KLCC mall for the NLA.

The Sime Darby group will be building its first mall in Melawati in a joint venture with CapitaMalls Asia Ltd. It will have a net lettable area (NLA) of about 620,000 sq ft.

Suria KLCC malls, which has 1.14 million sq ft of net lettable area.

Not really very big per say.
At 620k it is almost equivalent of paradigm mall or nu sentral mall.
If you have visited either of this, it is reasonably sized. Not too big but not too small.
Quite a good size.
For malls, it is more important to get the right tenant mix.

Melawati is mid to high income depending on which phase you stay (there are terraces above 2M). Connected via feeder bus to Sri Rampai LRT station. Gaya Apartment which is next to this project is currently the only high rise in this part of Melawati and probably have further capital appreciation.

Target market will be the office workers at melawati business centre and also upcoming Melawati Mall staff and people who wants to stay close to enjoy shopping n working there.

Location wise nearest will be Gaya. biggrin.gif
But Serini design and facilities much nicer than Gaya.

There will be another new service apartment in between Melawati Mall and Serini.
Expected launch end of this year/early next yr depends on the Serini sales.

Price higher, less density, only 1 block.

Each floor increase by how much ? Many of the upper floors even for the smallest units still available. Btw, Which block can see the quartz ridge, east or west ?

Free food, drinks, band performance, balloons for kids, etcs.
Free sime darby notepad & pen.
Those who paid booking 10k will get sime darby Black & white big umbrella laugh.gif

Heard from my sales friend, queue start since 6am..
Have to register for number queue to see the show room unit.
DJ will call 10 number to go in view at one time coz too many ppl today.. about 400 no. given out during the time I left. biggrin.gif

Have type A & type C show unit only.
Type C actually same design like Type B only difference is the extra study single bedroom and utility area for washing machine and dryer.

Type A & Type B - selling fast, only high floor left
Type C - not bad, still have some good unit available.
Type D - still have a lot to choose.

Type A for easy entry.. coz price is attractive. Less than 500k, some higher floor abit more expensive., if low floor about 450k+/- after discount.

My preference /recommended unit is type B coz have 2 big bedrooms + 1 car park.

All unit start from Lvl 9 onwards... should get good view already.
Lotsa ppl buy Facing Bkt Tabur & rainforest for green view.

Err.. maybe u look 2young or not like a potential customer. .
The sales ppl most of them already have appointment with their customer earlier..so not free to assist those w/o appointment. They also will aim/look for middle age or those serious buyer look coz want to get more sales.
Try ask the sales staff that's not 2 bz.. sure they will try 2 hlp u.

About 2-3k increase, certain floor with no. 8 increase more.

No, i'm not agent, just Sime Darby Veo buyer.

Get invitation to attend SD launching new project and promotion.
I went there to see show unit design, find out the sales promo/package/price changes to see whether any price appreciation or not since no more DIBS. laugh.gif

By 4pm.. almost all the low and mid floor unit sold out for Type A & B entry, only left the higher floor unit..
close or > RM800psft already or extra abt rm50k+ for the same unit size.

My neigbour went there early morning abt 7am , bought 1 unit type B 2 rooms, later call another neighbour come to buy, she reach in the afternoon around 1pm... get no. close to 300, also bought type B.

Both are happy coz managed to get mid/high floor unit facing Bkt Tabur even without bumi discount.
Can get 2 big bedrooms close to rm600k still quite good coz each room only about RM300k and have 1 car park.

I went there around 1PM++.....min Level 20 and above...nothing attract me. The show units were pathetic.... cheap finishing and decoration...i can even see cracks... What a low blow for prestige Sime Darby........ bleeeeehhh........

Unless there's a huge growth of offices moving to this part of town, it will be pretty challenging to rent out. I am sure investors wouldn't want to rent out to local wink.gif

What i can see since i have been living around nearby for the past 13 years, the mall will bring some life to this part of town. There are plenty of expensive properties in deeper part of melawati/kemensah area but proper road system need to be inplace as the current traffic flow is horrible.

For public transport, this property don't have a lrt connection. 5km away is not really that close and the time taken to goto the lrt station are better off taking a cab and head down to kl instead. This residence will suit more for folks who like to stay in the mall or nearby (which is in the intrend now) or people who works nearby.

What i can see since i have been living around nearby for the past 13 years, the mall will bring some life to this part of town. There are plenty of expensive properties in deeper part of melawati/kemensah area but proper road system need to be inplace as the current traffic flow is horrible.

For public transport, this property don't have a lrt connection. 5km away is not really that close and the time taken to goto the lrt station are better off taking a cab and head down to kl instead. i just booked a unit here. type c, hopefully loan can go thru. but IMHO i think u cannot compare this development to PV at all la. PV is super high density and the finishing looks very basic only. I have been to a few friend's place renting in PV and look very2 basic, maybe can compare to Gaya apartments la, definitely cannot compare to developments like 3Residen, Serini and Saville.

My neighbour who bought Serini went to Nadayu62. Iraman, Infiniti & Riana Green earlier to survey but after some consideration feel
Serini is better coz its freehold, CBD area, convenient, easy 2 rent out and main attraction is Melawati mall.

went to nadayu 62 sales office yesterday, heard that they will be launching soon in couple of weeks.
they r giving very good furnishing, quite complete. german brand bosch according to them.
i oso like the place. very green surrounding and like high class area with mountain view.
you can find out further with SA there. i oso check out their website www.nadayumelawati.com.

when visiting showroom, never forget to ask or compare the showroom unit height vs actual height. developer will do their best to impress or to deceive, including showing extra height of the condo unit in the showroom, giving the feeling of "extra space".

i had this experience once, when there the show-unit was built with extra 2 feet height, and the SA admitted the actual unit is much lower! it may affect your decision-making process.

went there, only 5% discount given...no freebies....price for 1 bedroom before discount is 480k, planning to buy purely for flipping..but not sure whether subsale price can go or not for this area..was told that most of the existing new Sime Darby Gaya Apt in the vicinity have been vacant for sometime now...purchasers for the Gaya Apt are mostly flippers...

Of course the Gaya Apartment bought mostly by flippers. Until now night time almost all units dark. That apartment not near to any food places, not working distance. Likely rental also hard. Good thing that apartment was sold at a reasonable price.

Serini....well...very high chances also mostly flippers. Buy at very inflated prices some more...crazy waa.

Saw this in the Melawati community forum that instead of a park Sime Darby will instead build a convention centre. Anyone can confirm this?

Hai there Serini House owners,

Congratulations on receiving your keys. I just visited my client's unit TYPE C (1037 sqft) tower 1 and doing their defect checking at the same time.
So far , from my experience doing this defect checking, it seems that they did a pretty good job. Not much major defect that i encountered.

For this layout the yard located very oddly. Should have just swap location with the toilet.
Also lost the opportunity to convert yard area into wet kitchen.

Traffic to which direction? Melawati seldom got traffic jam except at the pasar malam area. Normal traffic jam area in the morning will be at mrr2 near bukit antarabangsa

There is no park and ride facility at Sri Rampai LRT. Got very limited parking available at the station but you must get there very early in the morning. 6.30AM above sure full. Alternatively, can try parking at Wangsa Walk parking and walk there. Check the parking rate. Heard it will be expensive.

I guess from here via MRR2, is easier to head straight to Gombak LRT straight with park and ride facility. And as a very first station also you are guarantee able to enter the LRT during peak hour.

Hows the rental demand in this place? Saw the hoarding nearby Serini / Melawati Mall. Something like Melawati central park & convention centre? Also Serini former sales gallery willl be the future Melawati IPD? Cause saw a lot of police bikes there when pass by
