QUOTE(accetera @ Apr 25 2014, 05:46 PM) Most of Malaysia's successful shopping malls with shoppers that really shop do not go with public transport. yep , from your statement the mall will only suitable for someone who have car , while those who take public transportation will be hardly or not-so convenient to go this mall . eg : ss2mall , tropicana city mall ,viva home mall . unless they improve the bus services to melawati . i'm working nearby so i know the situation of the location . buses less likely to stop there , maybe it's highway , so bus are not allowed to stop . Melawati located at almost border of KL area. it's not in the heart of town . the location surrounding by mid-low income people . |

QUOTE(ASSASINS @ Apr 25 2014, 06:58 PM) btw, just to update you...actually there's LRT opposite of this project la.. i quite confirm there's no LRT opposite of this project thats why SimeDarby mentioned they "confirmed" will build the covered walkway over the existing Gombak terminal station...fyi... agreed with others mentioned in other thread, nowadays all developer keep promoting "future MRT" project...how many of it will become REAL? will it forever in planning stage? MRT construction really bukan lu cakap buat boleh buat....many work involved I went to MRT corp marketing meeting before...planning bukan main main punya and also currently for station for MRT 2 already confirmed , which will not align to melawati area. |

QUOTE(tangent88 @ Apr 25 2014, 09:25 PM) Sorry sorry brother, just now replying while driving. is ok I'm not mean that u, Im saying others people are cause confusing. Yap, there are no lrt nearby. anyway if rm600 psft above, might as well take MRT property at ekocheras.there's no major project around this area. 1 more things, melawati mall is around 300m away from surau . while Serini melawati i think only 150m away from surau, good luck to buyer. |

QUOTE(kochin @ Apr 28 2014, 10:12 AM) agree. not bad already lar , PV project they never have a well deco showroom since PV1 until now PV18 ,showhouse was not impressive at all. first question i ask them was "black tiles ah?". ID? what ID? more like a staff given a budget and just did what they think is ok. lol. not to mention the staff competency was also very bad. the boss is famously kiam siap one , even i remember their floor plan & design all is in A4 Black & White paper . but still PV project always sell like hotcake |

Owh...i bought PV2 in 30mins time... aww , i forget bout PV2 , yep , the only diffrent design is PV2 while comparing others PV . in fact PV2 is the best design among also =D you're lucky . previously there's PV17,18 launched opposite Columbia hospital , their floorplan just a piece of paper =D |

QUOTE(gtfan @ Apr 28 2014, 12:03 PM) Unless there's a huge growth of offices moving to this part of town, it will be pretty challenging to rent out. I am sure investors wouldn't want to rent out to local that area should be RM400-RM500 psf , not at current price RM700 psfWhat i can see since i have been living around nearby for the past 13 years, the mall will bring some life to this part of town. There are plenty of expensive properties in deeper part of melawati/kemensah area but proper road system need to be inplace as the current traffic flow is horrible. For public transport, this property don't have a lrt connection. 5km away is not really that close and the time taken to goto the lrt station are better off taking a cab and head down to kl instead. This residence will suit more for folks who like to stay in the mall or nearby (which is in the intrend now) or people who works nearby. I agree that at the moment, the crowd that mainly hang around the melawati square are mainly the low income or mid income. The more affluent would rather drive out to klcc or ge mall. |

QUOTE(ASSASINS @ May 8 2014, 11:56 AM) for this I have to correct you...Many PVs have show room, and they spend MANY MANY $$$$ for the show room by hiring famous ID firm...if you been to their show unit near PV3/7 , genting klang office or show unit at Face then you know... only certain project they'll have showroom , like PV2/3 ![]() ![]() ![]() ![]() for the Floor Plan & design , memang in A4 black & white paper before project launching...they FINALLY have at least 1 piece leaflet with perspective & site plan after official launching...LOL for FACE , sure lar , selling million million weh , where can without showroom one |
