QUOTE(crapp0 @ Jun 11 2014, 11:44 AM)
Alot of bureaucracy, legal framework and advance cheques just to satisfy the landlord requirements and to lock in to further negotiations from what my friend who is working in singapore is telling me.

In korea, i just approach a local housing agent, and put in a price which is negotiable, if the landlord is ok with the inital offering, i will meet the landlord in person to view the place, make the final offer and if everything is ok, sign the tenancy agreement and handshake on it. No LOI BS and issuing a cheque just to prove to the landlord that i am serious about renting, if i wasnt, i wouldnt be searching through an agent in the first place.

I used to work in sg 2 years back and whenever i rented, there was no LOI. Just meet up with the landlord and agent to discuss everything in person and get it done there and then.

I guess renting is quite a terrible process once the human element aka the landlord is usually never present during negotiations.
*
If you want to see it from landlords' point of view, all these rentals are business, and business they want as much certainties as they can get. No verbal contract especially you are some stranger from the street to them no matter how good you think you are. Given the spike in SG properties recently, landlords have their upper hand in choosing tenants they want to rent, raising the price, demand whatever they want.

Always remember these 5 words, work every where. "U tak suka, u keluar." But you did already keluar so its ok. Annyong.

not true, nowadays it's normally the one with a better degree wins.

There are only that many better degree around. Sooner or later those better degree will be employed, then those left over jobs are out for grabs.

QUOTE(studyboy @ Jun 13 2014, 02:37 AM)
Hello to all PRs and any Singapore Citizens here!

I am due to enter NIE for teacher training this August and in order for that to happen, I need to look for two guarantors before the 21st of June. Would anyone here be willing to assume that role? The guarantors basically are liable to any damages and fines should I choose to leave NIE or not serve my 3 - year bond.

Of course, I have no intention of breaking the bond and plan to honour all 3 years of it! However, should anything happens to me in the course of my training or service, my family have the financial means to cover any fines or damages. I am asking the goodwill of two persons out there to lend me their signature for this. (One must be a Singaporean, the other a PR)

Basically I have no relatives in Singapore and my friends here are all under a bond with MOE so they are not eligible. I have tried asking around but to no avail so am turning to you guys here. smile.gif If I cannot find two guarantors to accompany me for my Teacher Training Agreement signing next Saturday, MOE will retract their offer and I may very well have to say good bye to Singapore! sad.gif

For those who would like to know more, feel free to PM me. I am willing to provide more details and meet up with the person.

Lastly, all help will be much appreciated. This is something which I cannot handle alone unfortunately sad.gif and I have exhausted all seemingly viable options.
*
No sane people will do it for an unknown forumer.

But since we need to I help u u help me I can do it for for PR roll. But your family need to deposit the same amount of fines and damages MOE charging to a fixed deposit account under my name. The money with its interest earn will be fully returned to you after you obtain the MOE release bond letter. (Now read the next sentence see convincing for you or not) Of cause I won't run away with your money (the next day). I plan to stay and work here for at least 5 years more. My family will have the financial capabilities to pay for money if I decided to run from you.

Anyway try talk to MOE of your problem. This is not new to them. I signed the MOE tuition grant bond for my fiance for his degree. His other guarantor is his friend with student pass. The amount of grant should be larger than NIE. Or you need to thanks those who ran away without serving bond with overseas guarantor so MOE tighten the rules now.

I understand that completely! An acquaintance of my father provided the same suggestion I thought wouldn't it be more prudent if one obtains the Banker's guarantee instead! However, even that I worry as I might not have sufficient time to do so! sad.gif A substantial amount of money has to be transferred to Singapore.

Unfortunately the surety for tuition grant is subjected to very lenient criteria. In particular, a surety for a latter could be one on a scholarship. Whereas for myself, the surety must be free from a bond, which compounded matters! In fact, those under a tuition grant would not be eligible. That was a surprise to me.

Nah, I believe MOE would like to retain their trained teachers hence the measure.

Still, thank you for responding. I really appreciate that! At this juncture, I am open to any suggestions.
*
Try talk to MOE, or the officer's boss if you can't settle with the officer in charge. All these issues are not new, there are always people like you who are new to SG and don't have any established relationship with PRs/locals yet. Came to know of it more than 10 years ago, some high demand uni courses need locals to sign, but overseas students how to get locals to sign? Those who set these rules are missing something.

No.

Its that consistent attitude that got those people into Ivy Leagues in the first place that would succeed them in life later on. Its not so much of what cert you have. Slack off at work even a Harvard MBA can be jobless in few weeks.

Dear Sifu's

Assume that I am hired by a Singapore company and they pay is all in SGD  and into a Sg bank account but I'm to be based in Malaysia full time instead. I am eligible to apply for PR?

thanks
*
Just go ahead and apply. Unlike other countries I don't remember seeing any duration of residency IN Singapore requirement for application and renewal. The thousands crossing Causeway everyday and Indons from nearby islands, certainly some of them should have PR but still living in their countries. For your case, I know few people that have jobs in SG but they only "reside" in SG during sales to spend their salaries. REP renewal no problem. You need a local address though I assume, for the love letters gahmen will send you around June how much you need to contribute for nation building.

This is what a gahmen should at least do for their citizen. Not suka suka "u tak competent tak dapat cari kerja, u keluar". I am all in support for the policy of SG gahmen doing for its citizen. How good if my own gahmen doing those for us then we won't have to leave our home.

u telling how hard u n your husband working to earn that much of money so u can buy half a mil car n more than 1 mil condo...why dont u just content with a small pay but easy life n stay in a 3 room hdb n drive a vios instead....really can't understand your statement above
*
No need go 5 - 6 figures in the exchange of 24 hours of your day, sacrificing health, family time etc. If you can do it in 8 hours per day then its ok. Desire no end one. After the round logo, want a horse or bull logo, then 3D man with wings in front of the car. After condo, go terrace, bungalow then convert pink IC buy GCB. If can buy HDB I also want, turn back time, get married after grad then take care kids more achievement to me.

Agree. From where I come from, most are earning 5 figures per month and work the usual 9am-5pm. Just have to work smart and be efficient. It's all a matter of how well you manage your work and the industry you're in. Work hard doesn't mean you earn more. It's work smart and know how to grow your career and be good at office politics.

Talking about property, buying a GCB is a dream most income earners will never achieve. Hence, just aim for a good quality landed. If I were to use my estate as a yardstick, that alone will also set you back by at least S$7M. To get a S$7M house, you need 20% downpayment - $1.4M (combination of cash & CPF). Then come to the loan of the remaining 80% - S$5.6M. For a loan of this value, you need at least S$20k+ set aside every month for installment. That's like $240K/yr set aside just for housing installment. Quite frankly, I only end up in such an estate due to my spouse.

Those measures mainly to prevent money laundering across countries. If your money is clean, just declare it exiting SG and entering MY, nothing will happen. Highest notes are 10k in SG, but very rare and highly sort after. Just slip your money in your wallet can already.

Can tell why after August harder to get SG offer?

June is the graduation period for sg uni. Unless u r much better than them, ur chance are slimmer compare with other period. Local engineers getting above 3 I heard, fresh from uni, construction.

My observation IN GENERAL, exceptional case not considered
6 months - 2008-2010
1 year - 2011-2012
From 2013 onwards, staying here >1 yr also not guarantee a PR. Once you fail first application, you need to wait for another 6 months before you can re-apply. The processing time for each application is approximately 6 months.
Yes you may start apply after 6 months but confirm fail, IRRESPECTIVE you salary.
*
Why wait 2 years more chance? Urban legends? Why confirm fail but still got exceptional case? None of LYN pipu exceptional?

SG/SPR can go to JobsBank.sg for more job postings.
Most employers find hiring of non-SG/SPR tedious when it comes to documentation etc. A few years back, there was even a rumor saying those SPR who stayed long enough is required to convert to SG else SPR can't be renewed. However, seems like the rumor is untrue as I, myself, never received such letter until the day I converted voluntarily.

For jobs with salary above $12K, government isn't imposing any restrictions on them. Correct me if i'm wrong.
*
Gahmen on and off invite PRs to convert. Not sure how they pick the names out. My family members received few invitation letters. All don't want convert but still can renew REP no problem. Only my parents kena reject when want to buy new house under their name recently.

Not yet. Trying to make things clear first.

But I really do look forward to work in SG la. Coz if in KL, industrial area mostly need car. Then car loan + food + accommodation + petrol + repay PTPTN etc... Possibly RM150 or RM200 left considering the salary I get in hand is around RM2500 after deducting EPF etc.

Family a little worried to let me go SG biggrin.gif Scare me kena makan buaya over there  laugh.gif

We tree pipu eat buaya alive, don't worry. Since your home at Srk might as well work in SG instead of KL. Nearer too flying home.

Actually not really nearer to fly home unless my family relocate to Kuching then easy to fly home else KL still easier as there's direct flight to/fro every big cities/towns in S'wak.

Very much interested and impressed with the reply from the company. May be there soon.

Changi got AirAsia direct to Miri also. Assistant engineer is poly or diploma do one... drafting etc? And 2.4k a bit underpaid, but up to you. Refer to 1st page for the living cost in SG and decide yourself. I will choose SG if compare to KL, since I am leaving my family for both cases. Family also worry less if in SG, low crime and stuff. But if my fiance moving back to our hometown, I will uproot everything here and fly back the next available flight, no need reconsider. It has been a while since I contributed here. I have been busy with work but has started to visit this forum again recently.

I know you guys are currently talking about SPR. I am actually thinking of returning to our beloved 'tanah air'....perhaps to 'berkebun'.

I am wondering if any of you have explored or has actually obtained approval under the Returning Talent Programme of Talent Corp.

It is highly apreciated if you can share your experience and or reasons for not returning after gotten the approval after due consideration. And for those who have returned, your reasons for returning and the joys or setbacks when you first returned home...not sure if there is this category of forumers still reading this forum!
*
Quick glance the benefits are short term. They offered much better benefits last time. If gahmen still continue their policy, those benefits will be overcome by the cons you encountered of what make you left MY in the first place soon enough.

Those returned gave me these reasons: family, love their home town and people around them, expensive in SG. Soon after they returned as expat or whatever the gahmen said they are, they become just another rakyat, bugged by gahmen's biased policy.
