Hehe KTM stop operating at night, guess it wont affect too much .

KTM will not operate at night but the CARGO Train will pass exactly your area at 10-11p.m and 12.01am exactly.

Every few months they will repair the track from 12.30 to 3a.m

The sound of

1) Cargoes train passed the track is 20x bigger than x (last for 10 mins as it is very long).

2) The sound of track repair is 50x bigger than x and will last thru whole night

3) The hon from the train (quite often) is 100x bigger. Not sure why they need to hon. Maybe some guys tried to cross the track.

4) The higher u stay, the bigger the sound is.

5) The Bee-Boo Bee-Boo is 24/7.

Yes, the land is a commercial title, but development under HDA, pure housing only, buyer will not charge for GST.
Utilities & assessment are slightly higher rate compare to residential status land.
This project does not plan to built any shoplot within, so it will be more privacy for residences. smile.gif

U must be kidding again man.

Which part of PJ/KL are u talking about.

1) Towards Jalan Gasing and Sunway. The jam will start at 6.30am. If u try to do a u-turn then u need 30-45min to get thru 3 traffic lights.

2) Towards KL, if u use Old Klang Road, u need 40min to travel from your condo to Mid Valley.

3) Towards KL using NPE, u need 10 -15 mins just to pass the Taman Desa Theme Park

4) Towards Bangsar/Sentral via NPE u need 1 and 1/2 hours (if u are lucky).

Anyway, i am just pointing my views about the projects over there. Its entirely up to the buyer.

I forgot to mention the below,

1) When come to festive seasons just any 1, the fire cracker, big big fire works will let go in front your unit. Forget about sleeping from 8 + till 3-4 am.

Those have school children or baby, good luck. Light sleeper also good luck.

The fireworks/cracker will last for about 1-2 weeks depending which type of season.

2) When come to certain festive day, u can forget about going home coz the temple nearby will be filled with people. Car cannot go in. Park outside and walk in maybe can.

And there is a reason why it is relatively cheaper compared to others.

Dear myproblem gor,

Can you name some new projects in Klang Valley selling at about the same price as D' Sands whereby they are strategically located in PJ vicinity with easy access to main roads or major highways but do not experience traffic congestion during peak hour? I am very sure many of our friends here are so eager to find out which one and I hope you won't be kidding to us......  icon_idea.gif

Jam, everywhere is jam and that is correct. But we need to know where we go in the 1st place.

Lets say if u work at Mid Valley, better buy 9 seputeh coz u will escape most of the jam along sunway all the way to mid valley. Or u should buy SS2 vicinity rather than Subang Jaya. Coz u already escape most of the jam started from Subang side.

Given my example above, u can stay at Bangsar south area, opposing the jam direction.

That place, not only D'sand, citizen and Petalz all super koyak. Its like Jam in front of your condo as it is located at the main road. U will not be able to go out from your condo if Red Light. Imagine 200-300 cars going out the same time (20mins) meaning around 1.5 cars coming out from car park every second. Most probably u will stuck inside your car park not able to come out.

In term or Feng Shui wise i really doubt it is good, its like 2 knives cutting from front (OKL and NPE and back (KTM). Sound pollution is for sure. Imagine after a stress day work, u come back got to endure the noise (other than your wife).

If u are a job hopper then better don't buy any place. Coz u will run out of job pretty soon.

Generally, for a person to buy a condo at this time, he/she will most probably have a secured job and not thinking of moving.

Some of u sounded more like a property agent.

People buy car already thinking about resale values of the car, don't a smart person will think about the resale value of this property?? Look at the negative comment about this Condo. U think future buyer wont read these (-) comments?

U want me to highlight the bad points of this condo everyday then u can continue to argue. U want me to post the loud speaker around the area?? and u want me to post the direction of how many loud speaker around the condo???

Keep commenting, more people will know how bad is the location
