Below rm 600psf..it's a good buy..walking distance to the largest mall in Malaysia...plus easy access to SILK, MEX, SKVE, Besraya, KL Seremban highway and LDP...

seriously?

bts have approx 7.5mil gfa.
1 utama have approx 4.9mil nfa.
the list is from wiki.

i doubt ioi city mall can beat bts in gfa nor 1u in nfa.

Boss, not sure how big on 1u/pyramid extension. But then this ioi 1 is under masterplan, and looks big.

ioi phase 1 - 1.4mil sf nla
1 utama exclude phase 3 already 4.9mil sf nla.

ioi phase 2 land size is significantly smaller than phase 1.
unless ioi plans to have a vertical mall, i don't see how ioi can ever overtake 1 utama as the largest mall in terms of nla nor overtake bts in terms of gfa.

By the way, the whole 1 Utama Shopping Centre's net lettable area (NLA) is 2.04 million sq ft, net basis. Few years ago was 1.98 million sq ft net. However, the gross is over 5 million sq ft.

According to early projected numbers (based on existing architectural calculations on plans), malls like Empire City Mall and Pavilion Bukit Jalil will exceed 1U in terms of NLA.

An additional comparison, as of 31 December 2015, the Mid Valley Megamall and The Gardens Mall have NLA of 1,809,283 sq ft (GFA: 6,107,103 sq ft) and 830,035 sq ft (GFA: 3,379,510 sq ft) respectively.

The wikipedia one is clearly mentioned based on Gross (gross area includes service area, rooftop gardens, M&E and loading area for those shops, etc as compared to net area is the shop/retail area).

nope. it's mentioned as gross leasable area under their title. it's accustomed to our local terminology as net leasable area.
anyway, it's an error reported in wiki.

total area in the next column is the gross floor area that we are accustomed to.

only net lettable area count bro....size doesnt matter, the number of tenanted space matters. 1U far from 4.9 NLA boss. to be fair the only stat that matters to a mall operator is footfall

Staying beside a nice mall is great, its got all the normal things - Tesco, pharmacy, clinic, dental, saloons, food shops, DIY stores plus the entertainment such as shopping, theater, indoor theme park, ice skating...

I don't think it can go wrong la..plus it is part of a larger master plan where IOI intends to build hotels & offices to support (3 towers are almost completed and more to come in phase 2).

The road connections are quite good to many major highways, that compensates for the lack of MRT..

Yes, footfall is most important for the "survivability" of any mall.

Anyone knows the footfall for IOI City Mall ? And how does other southern mall compares to it?
