But I check websites, Bursa and its track records. MKH "appears" to be a decent developer with long history leh...if any bro know which of their project is abandoned, pls share.
As for Saville Cheras, I was interested so went to the showroom and these are the key points the salesman share with me:
1-there are 353 apts for sale with 62 retail units
2-For me the negatives: Location and spending power there is a question mark. Avenues for more upscale projects maybe limited. The shops and houses nearby are a bit old. Parking and access to carpark is also not easy as seen from model.
3-Positives: 1119 carparks! With 500 allocated for MRT P&R. Good for retail but so-so for apts. The MRT station has been renamed to Sri Raya and is directly connected to the project at 5th floor. Unlike You City condo, this is really at the doorsteps. I also heard the Auto CIty behind will make way for another block of apt in future. With only 62 units, i think these units are not meant to be like a shopping mall. Maybe more like a neighbourhood convenient shops. This is probably the right thing as many malls coming up nearby.
353 apts with 2 cars per unit. Retail units normally will have 1-3 workers/operators, so thats around 2 cars per unit.
Apts : 353*2 = 706
Retails : 62 * 2 = 124
Total Preoccupied = 830
Balance for public is = 289
Wonder if this is a good allocation? Would the public carpark enough, how they gonna control if the car park is full to avoid traffic caused by car looking for parking. If im not mistaken the residences and the public uses the same route to car park. and how bout visitor's carpark?
Another thing that i noticed is the facility podium is not as par as their other Saville projects. Kajang, Bangsar, Melawati and even the upcoming Saville - Puchong has way better facilities and design. Comparing Saville - Cheras is like nothing much to be happy with expect for the MRT connectivity. Looks like they MKH fully rely on the MRT to sell the units for higher price with higher margin.
