This is not a close-end fund where shareholders are not allowed to sell shares, so of course there will be buy and sell activity ? There is hardly a counter where there is no trading activity.

i am still holding that despite receiving dividend twice and sold off once for profit.......now breakeven 1.27 ..so cost wise was actually lower than 1.27...
and i am still holding it...dono want to add 4k unit o not.....hit target 30k unit then dun wan c d......

actually all the mall reits are getting it. i think the full effect will only be felt with gst next year.

only gomen and go-men says no effect.

and hope the water problem will not hit them like they hit glovemakers.

CMMT is another pure retail REIT.

Its divvy yield higher than IGBREIT yet research firms put it on hold/sell as compared to IGBREIT's buy/hold.

Their ability to attract crowd dictate the retail space valuation, rental rate, as well as better rental revision to upside.

You invest in reit, because you like the yield, not because ABC research house said target price is RM1.40, or XYZ investment bank said target price is RM1.50.

Those target price always change from time to time one. whistling.gif
Even can change tomorrow.

But distribution/dividend is the one falls into your pocket, not target price.

Market share price movement, doesn't follow "target price" set by whoever, it moves based on valuation made by market, and may be influenced by external factors as well, like interest rate, economy condition etc.

Basically, do not blindly follow whatever target price set by whoever.

It is better to know the reason why such target price is set, instead knowing the target price figure itself.

Yeah, I know that. I decide to top up based on yield and yield alone.

Based on 2013 actual net yield, at 1.17 it'd be 5.47%, decent enough if compared to actually buying an apartment and renting it out.

How do we know which REIT to pick? Based on what criteria? REITs like SunREIT, IGBREIT, etc... seem alike wif mostly similar DY and PE. Are REITs even a good investment? rclxub.gif

u r touching on reits 101, the basics.

there are no proven "formulas". only the usual data on yield, debt, nav, etc. then, personal likes n dislikes, analysts comments and forummer comments.

but i agree with u - at this time, i find little difference in buying or selling sun or igb. if i look harder, pav and cmmt also look about the same - all 5-6% yield, urban retail malls subjected to same/similar variables about shopping habits, operator costs, consumer purchasing power, etc.

what makes any of them different should be the management team, acquisition/divestment plans - such info seem lacking - either not reported well or simply nothing's happening?

1. Q1 2014 profit has increased 17% and 12.5% increase for revenue.
2. The highest dividend among MREIT-mall share.
3. Low P/E (i.e. 12.75).

5. Largest retail exposure by asset value.

any buying decision should be based on current merits/dismerits.

while it is certainly not a bad one in terms of fundamentals, <6% yield is not attractive to me anymore as there are many others giving 6.5-7.5% at this time, incl foreign ones.

as local interest rates are poised to rise later this year albeit marginally, more reason not to go for lower yields even if it is very liquid.

Let's say u lost 15% capital on this stock, u sell now cos u fed up, the 15% won't come knocking on your door tomorrow, it is gone and past. U see, with the remaining 85% u have, would u be better off holding or moving elsewhere. The 85% is your "new" 100%, forget about the lost 15%.

More like hovering in the range 1.10~1.20.

I see no catalyst for the reit to go beyond 1.20, as you need more than 5% yield to have a good attraction.

I am thinking the same.

BNM is requiring banks to up their reserve ratio, which will reduce money supply.
I "speculate" they will then print money to increase back the supply to as is.
In such case, interest rate is best left untouched, or increase very little.
This way, everything looks status quo, bank profitability/aggressiveness drops a little, govt get more
money due to printing, and the public hardly noticed what has just happened. Damn smart.

I think IGBREIT net yield should be around 5.5% - 6% @ current price RM1.20. The spread of 20 cents compared to PAVREIT makes no sense, since both will give similar dividends.

Yield lower than 6%,

market price vs NAV bigger gap different.

Somemore BNM sound to increase the OPR; indirect the price will surpress to match the yield.

sorry guys, im new and plan to buy this reit. Can you guys help me up how to calculate the dividend?
Example:
i bought this share at RM1.20 in Jan 2014 - 100 shares
Price in Mar 2015 is RM1.50, dividend is 6 cents.

So is it 100 X 0.06 = RM6?
or
100 X (1.5 X 0.06) = RM9?

PER is somewhat irrelevant for REITs.

Yield ok or not, is up to you.

5% is a lot for people who only park in FD
But it may be little for people who has other dividend shares with higher yields

Ask yourself, are u happy with the current (forecasted) yield?

No one can answer this on your behalf

"ok" or not is relative. Compare the Mreits here to determine yourself. IGB is at the bottom half of the table. Of course, dividend is just 1 of the criteria to choose a reit

Went to Mid Valley Megamall a few days ago. Noticed that B2 parking is now reserved for season pass only.
I suspect many shoppers will be turned away when there are not enough parkings shakehead.gif

I went the other day on a weekend and managed to find parking easily, although it was 11am. Has the shopper traffic for MV gone down? or was i just too early haha

But the eateries at lvl 3 really cannot be compared with those at LG... hmm.. level 3 eateries always quite kosong, for a few exceptions on mcd and chattime.

Tat new opening Cantin macam can go bust anytime.. haha.. fail to pull the crowd despite peak hour..

And do you guys noticed that there is no more maddening crowd at Magnum Gold anymore ? Last time when Magnum just opened, the queue is so crazy until it lasted to 11pm..

Now ?? Hahaha.. macam sudah tak.boleh liao.. ice cream tak laku liao

Magnum Gold tu...I'd say it's just the hype. Last time still new, everyone wanna try, see friends post on Facebook, they also wanna eat and then post on Facebook. Now no more novelty value already tongue.gif

Economy generally is slow, even my friend working in an electrical chain, told me that during those Homedec etc etc etc fairs, sales still ada lar, but noticeably slower than last year's. sad.gif

If MV slow, other malls can die liao. I still vouch for MV for stability blush.gif

Honestly speaking.. i got see the crowd got reduce a bit recently.. i see cinema also no so crazy anymore like last time punya queue.. although most of the time the seats still full till end.. maybe this year not enyf blockbuster come out..

Also i see the place where kids can do rock climbing also no more crowd ad.. last time a lot want to climb.. now no more..

The people have too many choices to go to. More n more malls are coming up, being revamped or being extended.

Although I stay near MV, but I dun like to go there sometimes, sien getting stuck in jam n pusing round n round just to find parking.

Errr i have seen local celebrities, some from Jinnyboy videos, models, hawt OL etc.

So, I'm positive sure have. I think most importantly it depends on the time and day u use the gym.

Nowadays, there could be lesser hot chicks kua coz there are a lot of other gyms sprouting all over and the ladies prefer to do more pilates and yoga now.
