This REIT wait 5 to 7 years.. Sure more than 100% up from now in capital appreciation.
Looking forward for the Midvalley in Johor, Southkey. I believe this will be a good key driver for IGB REIT |

IGB REIT margins fall on cost pressures, says Hong Leong
IGB Real Estate Investment Trust’s (IGB REIT) net property income (NPI) margin for its first quarter ended March 31, 2014 (1QFY14) had contracted due to rising cost pressures, Hong Leong Investment Bank Bhd (HLIB) said. HLIB said in a note today that IGB REIT’s NPI margin had contracted 0.3 percentage points year-on-year (y-o-y) due to a 23% increase in utilities expenses following an electricity-tariff hike NPI margin had also fallen due an over 100% rise in quit rent and assessment rates. HLIB maintained its “hold” call on IGB REIT with an unchanged target price of RM1.10. |

CMMT is another pure retail REIT.
Its divvy yield higher than IGBREIT yet research firms put it on hold/sell as compared to IGBREIT's buy/hold. Really |

You invest in reit, because you like the yield, not because ABC research house said target price is RM1.40, or XYZ investment bank said target price is RM1.50.
Those target price always change from time to time one. Even can change tomorrow. But distribution/dividend is the one falls into your pocket, not target price. Market share price movement, doesn't follow "target price" set by whoever, it moves based on valuation made by market, and may be influenced by external factors as well, like interest rate, economy condition etc. Basically, do not blindly follow whatever target price set by whoever. It is better to know the reason why such target price is set, instead knowing the target price figure itself. This post has been edited by cherroy: May 5 2014, 01:38 PM |

Yeah, I know that. I decide to top up based on yield and yield alone.
Based on 2013 actual net yield, at 1.17 it'd be 5.47%, decent enough if compared to actually buying an apartment and renting it out. |

How do we know which REIT to pick? Based on what criteria? REITs like SunREIT, IGBREIT, etc... seem alike wif mostly similar DY and PE. Are REITs even a good investment?

Are REITs even a good investment? u r touching on reits 101, the basics.there are no proven "formulas". only the usual data on yield, debt, nav, etc. then, personal likes n dislikes, analysts comments and forummer comments. but i agree with u - at this time, i find little difference in buying or selling sun or igb. if i look harder, pav and cmmt also look about the same - all 5-6% yield, urban retail malls subjected to same/similar variables about shopping habits, operator costs, consumer purchasing power, etc. what makes any of them different should be the management team, acquisition/divestment plans - such info seem lacking - either not reported well or simply nothing's happening? QUOTE(felixmask @ May 10 2014, 04:44 PM) http://www.bnm.gov.my/index.php?ch=en_pres...ac=3004&lang=enQUOTE Monetary Policy Statement At the Monetary Policy Committee (MPC) meeting today, Bank Negara Malaysia decided to maintain the Overnight Policy Rate (OPR) at 3.00 percent. For Malaysia, latest indicators suggest that the domestic economy continued to register favourable performance in the first quarter. Going forward, growth will remain anchored by domestic demand with additional support from the improved external environment. Exports will continue to benefit from the recovery in the advanced economies and regional demand. Private sector spending is expected to remain robust. Investment activity is supported by broad-based capital spending, particularly in the manufacturing and services sectors. Private consumption will be underpinned by stable income growth and favourable labour market conditions. The prospects are therefore for the growth momentum to be sustained. Inflation has stabilised in recent months amid the more favourable weather conditions and as the impact of the price adjustments for utilities and energy moderate. Going forward, inflation is, however, expected to remain above its long-run average due to the higher domestic cost factors. Amid the firm growth prospects and inflation remaining above its long-run average, there are signs of the continued build-up of financial imbalances. While the macro and micro prudential measures have had a moderating impact on the growth of household indebtedness, the current monetary and financial conditions could lead to a broader build up in economic and financial imbalances. Going forward, the degree of monetary accommodation may need to be adjusted to ensure that the risks arising from the accumulation of these imbalances would not undermine the growth prospects of the Malaysian economy. Bank Negara Malaysia 08 May 2014 © Bank Negara Malaysia, 2014. All rights reserved. Personally, I think mostly will be a 0.25% hike, it may still a 50/50 call, and even it does, won't more than 0.25% for the rest of the year, as the statement does say inflation has stabilised as well. |

Q1 2014 profit has increased 17% and 12.5% increase for revenue. 2. The highest dividend among MREIT-mall share. 3. Low P/E (i.e. 12.75). 4. High occupies rate at almost 100%. 5. In finance, when u evaluate whether to buy, hold or sell, u ignore past gains/losses. You think... "If I buy (more)/hold, what is my potential future gains" "If I sell, do I have better alternatives to park my money realised from selling it?" Let's say u lost 15% capital on this stock, u sell now cos u fed up, the 15% won't come knocking on your door tomorrow, it is gone and past. U see, with the remaining 85% u have, would u be better off holding or moving elsewhere. The 85% is your "new" 100%, forget about the lost 15%. The 85% is your "new" 100%, forget about the lost 15%. agree wholeheartedly.it has to be. from time to time, need to prune dead leaves and branches so that new buds can grow. whether one see this or something else as a new bud is something else entirely. i see more potential with the 85% with something else, so will not stay there. |

QUOTE(AVFAN @ May 19 2014, 04:52 PM) agree wholeheartedly. Ok, now I've no complaints about your decision to quit, cos u found better potential elsewhere it has to be. from time to time, need to prune dead leaves and branches so that new buds can grow. whether one see this or something else as a new bud is something else entirely. i see more potential with the 85% with something else, so will not stay there. As for myself topping up at 1.19, it's bcos I don't see much potential elsewhere (with lower or equivalent risk as IGBREIT) and I wanna increase (steady) dividend-yielding stocks exposure in my portfolio. QUOTE(Hollow21 @ May 22 2014, 11:21 AM) Looks like more chance to trend down unless break 1.20 which is not high given no catalyst pending interest rate high somemore More like hovering in the range 1.10~1.20.I see no catalyst for the reit to go beyond 1.20, as you need more than 5% yield to have a good attraction. |

QUOTE(cherroy @ May 29 2014, 03:02 PM) But interest rate won't go more than 4%, let alone to compare 5% that IGBreit is giving. I am thinking the same. The most interest rate may move, my view is not more than 0.25%, for this year up to next year. BNM is requiring banks to up their reserve ratio, which will reduce money supply. I "speculate" they will then print money to increase back the supply to as is. In such case, interest rate is best left untouched, or increase very little. This way, everything looks status quo, bank profitability/aggressiveness drops a little, govt get more money due to printing, and the public hardly noticed what has just happened. Damn smart. |

I think IGBREIT net yield should be around 5.5% - 6% @ current price RM1.20. The spread of 20 cents compared to PAVREIT makes no sense, since both will give similar dividends. The most interest rate may move, my view is not more than 0.25%, for this year up to next year. |

I realized near time to announce dividend, Kumpulan Wang Persaraan (Diperbadankan) will start accumulating IGBREIT,dunno why, since b4 or after ex-date , your portfolio value still the same.

sorry guys, im new and plan to buy this reit. Can you guys help me up how to calculate the dividend?
Example: i bought this share at RM1.20 in Jan 2014 - 100 shares Price in Mar 2015 is RM1.50, dividend is 6 cents. So is it 100 X 0.06 = RM6? or 100 X (1.5 X 0.06) = RM9? |

QUOTE(davidcch07 @ Mar 19 2015, 05:28 PM) PER is somewhat irrelevant for REITs.Yield ok or not, is up to you. 5% is a lot for people who only park in FD But it may be little for people who has other dividend shares with higher yields Ask yourself, are u happy with the current (forecasted) yield? No one can answer this on your behalf |

QUOTE(davidcch07 @ Mar 19 2015, 05:28 PM) "ok" or not is relative. Compare the Mreits here to determine yourself. IGB is at the bottom half of the table. Of course, dividend is just 1 of the criteria to choose a reithttp://mreit.reitdata.com |

Went to Mid Valley Megamall a few days ago. Noticed that B2 parking is now reserved for season pass only.
I suspect many shoppers will be turned away when there are not enough parkings |

QUOTE(Pink Spider @ Nov 8 2015, 10:56 AM) Well, MV crowd has always been concentrating at LG, G and the cinema floor...1st and 2nd floors are usually quite dead Where there is food, then the crowd is.. no food no crowd.. But the eateries at lvl 3 really cannot be compared with those at LG... hmm.. level 3 eateries always quite kosong, for a few exceptions on mcd and chattime. Tat new opening Cantin macam can go bust anytime.. haha.. fail to pull the crowd despite peak hour.. And do you guys noticed that there is no more maddening crowd at Magnum Gold anymore ? Last time when Magnum just opened, the queue is so crazy until it lasted to 11pm.. Now ?? Hahaha.. macam sudah tak.boleh liao.. ice cream tak laku liao |

Last time still new, everyone wanna try, see friends post on Facebook, they also wanna eat and then post on Facebook. Now no more novelty value already Economy generally is slow, even my friend working in an electrical chain, told me that during those Homedec etc etc etc fairs, sales still ada lar, but noticeably slower than last year's. If MV slow, other malls can die liao. I still vouch for MV for stability This post has been edited by Pink Spider: Nov 8 2015, 03:28 PM |

QUOTE(Bonescythe @ Nov 11 2015, 03:42 PM) Errr i have seen local celebrities, some from Jinnyboy videos, models, hawt OL etc.So, I'm positive sure have. I think most importantly it depends on the time and day u use the gym. Nowadays, there could be lesser hot chicks kua coz there are a lot of other gyms sprouting all over and the ladies prefer to do more pilates and yoga now.
