For type B1 and B4 from my understanding the psf is about the same. It would be wiser to pick type B4 since it comes with 2 carparks

The MRT2 target completion is by 2022.
Not very far from completion of Rica Sentul.

The beauty of this project is even MRT2 is yet to complete, residents can walk to existing KTM station which is 450m away. And i believe the pricing wise.. it didn't include the premium from the MRT2 catalyst which is just 150m away.

Let talk about some bad in this location.
1st traffic will be a killing. Nearby many temples almost every month got function till mid night traffic is nightmare and the row of shop at Jln Ipoh all stupid driver illegal road side parking jam like hell. Nearby got few new projects like court 28, Pano, fennel, rafflesia and existing  condominium putra majestic, viva, river side and YTL series Casper, saffron, tamarind, mapple, sang suria. All also nearby to coming MRT or existing LRT or KTM station. To those interested on this project pls go down walk around and survey those nearby project.

I think Saffron is doing RM650-700k subsale currenlty and if you can afford it and need a place now, it is an excellent place to stay with management has been doing great maintenance job so far. Nevertheless, Saffron is medium cost apartment that was sold from RM220K in 2006 and aging has started to show. There are evidence of facade cracks which repaired fairly quickly. Saffron is also considered quite low density with app. 467 units on 5 acre of land.

However if this Rica Sentul completed in 2020, Saffron is already 13years old. So it is basically new vs old and Rica can take advantage of timing completion of MRT2 where it will be in operation in 2 years time.

I think someone did survey and posted in LYN there will be 6000 units incoming supplies in the short 500-700m stretch of Sentul village/ Maxim area. There will be access to DUKE however it is TOLLED and for such short stretch... residents might just resort to use Jalan Sentul.

If you stay in Saffron before, i am sure you aware that jam attributed to procession only happen twice a year... Even with that, you have alternate road via Sentul Link, Jalan Pahang via Bandar Baru Sentul etc that allow you to escape to jam fairly easily. The best thing about this area is close proximity to KTM station and future underground MRT station.

There are few new launches along Jalan Ipoh such as Crown28 and Pano however the price is significantly higher than Rica Sentul... Crown28 is from RM650psf where else Pano.. obscenely at RM800psf.. These development are even further than future MRT station and no alternate public transport such as KTM where Rica is still within walkable distance (Albeit no ideal) to Sentul KTM station. Unit sizes wise... more about the same but I think Rica the layout is more efficient. For example type A in Rica, they can fit in either 2bedrooms or 1+1 in 6XX sqft where in Pano, only one bedroom with very longish living and dining area.

I notice that residents from Rica can use the Jalan Kovil Hilir to enter Jalan Sentul where they can easily use Sentul Link to Jalan Mahameru, bypassing the traffic along Jalan Ipoh.

If I didn't recall wrongly, got 8 (or 16) retail lots on the ground. Certain area on the ground will be accessible to public to access the retail lots.

3 ac include installation probably cost rm5k, hood, hob and fridge rm3k, kitchen cabinet rm5k and water heater and shower screen is rm1.5k. total is less than rm15k for partly fitted. For a 650sqft it is less than rm25psf.

Then again... the new development wirhin the vicinity such as court28, pano, fennels, maxim, sentul point all are roti kosong as well.

The access imo is better as well. By using kovil hilir... residents can easily use sentul link and bypass all traffic along jalan Ipoh.

It is not direct west but still will be hot
However you can install a blind at balcony and pull it down during afternoon. You can also install heavy curtain to cut down the heat. If not good enough, you can tint the windows
Conclusion is you can cut down the heat with some cost involved but the 35acre sentul park view is priceless and hopefully YTL will not build a high rise on that strip of land (fronting KTM track)

there is no pedestrian bridge. you need to use traffic light to cross the road to the station in the future.

is also walk-able to KTM station (if you consider 1km walk is walk-able). but the same need to cross busy road. need to ask current Saffron residence how they cross over to the KTM station.

The Saffron residents just use the zebra crossing at the traffic light in front of the Saffron/Tamarind. Not a covered walkway though.

Rica is walkable to KTM probably 700m away but the walking path is less conducive as users need to walk along a narrow kerb.

Interesting... They have 2 guardhouses. Which I think a well thought from developer where residents can IN/OUT from Jalan Perhentian and Kovil Hilir. From Kovil Hilir just a short drive to use the Sentul Link heading towards KL Sentral.

And I suppose the 2 retail lots only serving the resident not for outsiders as the retails are within the guard house perimeter.

Without window, should not be considered as bedroom. At most is utility or study room. I think developer also not allow to market a room without window as bedroom.
