What I gather earlier is that the superlink will have 2 types, 24×80 and 26×80.  Just get ready your bullet. Lol.

For the extra 2ft width & 5ft length, is it worth paying additional 300K compared with TA? brows.gif Of course must also compare the master plan, concept etc. rolleyes.gif

If you looking to flip... maybe think twice before jumping in now... markets is not rocketing up up up....
*
Now is buyer market.... not for flipper. Only those with holding power should consider.

Anyway, I believe it would be good chance for you to get a unit before the next market uptrend. smile.gif

Now all developer offer to lure ppl to buy. During peak period, you need to beg to purchase one.... lol tongue.gif

sweat.gif  No lah.. that was what my frens told me... one is working for IJM (on the rimbayu project) and another is a developer.... they laugh at me when I say got good deal cause got free SPA ETC
*
It is logic, not a big surprise. But for purchaser, mean you only need to fork out less initial sum and can get higher loan amount. Consider this a 'easy' scheme for you to upgrade to a bigger house. The only negative point would be you need to pay more for interest. tongue.gif

In general Strata title can't do external renovation. I get this information from SA in Wisteria. But not sure for ES.

I understand the market is tough now but since there are interested buyers on the waiting list, they should be given the priority and only then followed by the name transfer practice (if they really want to allow that)

Oh ya bro... your Chimes value should rise also leh... considering ES link pushing at 1M. Congrats!  thumbup.gif

Although I heard some Chimes unit might be a tad near to the proposed Mosque, there are pros and cons la... after awhile you will get used to it. Its common in Msia.
*
Never mind, most will use to it. If you put on air cond, the sound will be minimum already.

Like KK, it takes 15 years for the Mosque to come (yet), so for Canal City how many years?
May be by that time you already sold off your unit tongue.gif

In 15 years times, most probably I will retire already and decide to move to a smaller unit.

I see its quite equal.

Semi d garner simple sales bcz of the rows and units orientation. Meanwhile superlinks, too many rows to select a preference and notice most units left were corner / end lot and due to majority rows are only 3-8 units, thats a lot of end lots available.
*
If you choose superlink end lot at 1.4M, better take the Semi-D at 1.5M

End lot useless de, you cannot build any extension etc, atbest you have nice looking grass
*
That's my meaning. For the extra money you pay for land, you end up paying more maintenance than others as well as need to trim more grass tongue.gif

Indeed, SemiD is a different class and may carry more resale value. Superlink and SemiD shall be in the same presint?  hmm.gif
*
Superlink and Semi-D in different precinct.... that's carry more weight to take the Semi-D instead of end/corner Superlink

GNG is one thing bro, but to move in 1st and during night, the whole rows of houses are blackout is seriously too hard for me and overly quiet, lol. Maybe my household only 2 of my partner and me, so that's my view. Haha.
*
No worry, sure you will have few guard around. May be you ask one of the guard permanent stand around your house will do. LOL

Bro, it's considered a big development for each of these 3 big players which can last it for 10 years. I believe later you may have enough bullet to whack a desired unit here.  Sure there are competitions but I also hold the views that these big boys have different products and target segments and to a certain  extent complement each others.

Really? But I really doubt any existing purchaser would like to be the introducer and only take RM 1k from the deal, about less than 10% of the sum received into the account by taking a small risk of questioning by LHDN in 2-3 years later.
*
Yes. In normal introducer fee is taxable. I presume your tax bracket should be at the 26% to qualify purchase Eco World product. If you take the 10%, you are going to lose another 16% to LHDN.

QUOTE(Chris Chew @ Aug 3 2015, 04:37 PM)
One my of my friend, being an introducer of another top tier developer 4 years back and referred quite some esp a group of friends and last year, LHDN sent him a letter to justify the purpose of the sum of the above RM 20k ( single credited amount ) but not on the few thousand ringgit.

I guess it has to be gamble on luck if we dont declare it as part of the side income and according to my accountant, it merely based on the credited sum by the developer and triggered LHDN, but the issue was, LHDN only will query the income source in 2-3 years later, which is too late to regret.

So, I take the opportunity here to thanks to all the future buyers who all PMed but rejected by me or I recjected the offer via your PM.
*
Simple to say, you are justify to have at least 50% of the introducer fees. As high possibility (I would said 99%) LHDN will ask from you 26%. With the introduction of computer, e-filing, it is as simple as 1-2-3 for LHDN to trace where is the money go. blush.gif
