 How to buy land in Malaysia?

I wonder if any of our normal working class people still get a chance to own land in Malaysia.
Any senior experience guru out there please advice.

There are agricultural lands still available. You can buy by 5 acres basis. Try Pahang

Not sure the amt. Maybe can got for RM100 - RM200 per sq ft.
Loan have to ask from bank. Not sure how this goes but definitely you need to show your financial status...

If got search website like iproperty, Propwall, Property guru, plenty of land for sale from as low as berpuluh ribu to berpuluh juta.

Why u wanna buy land ? plant coconut ? build a castle ?

Today is Sunday so u can continue to dream till tonight, but tomorrow Monday remember to get back to work...lol

217,800sf x RM100/sf = RM21,780,000

Let's say 60% loan margin for agriculture land,
Loan amount is RM21,780,000 x 0.60 = RM13,068,000

RM13,068,000 loan for 25 years at 4.2% interest annually,
Monthly repayment is RM70,430.

Is agriculture land a good investment? How hard for a non-bumiputera to buy a agriculture land to invest? Is business like bird nest, kelapa sawit have good ROI?

You are right.
The interest is way higher than the housing loan.
Also, I don't think so the loan tenure can be as high as 25 years like those commercial properties.
Loan margin maybe cannot be as high as 60%, probably 50% only.
And, let's not forget about bank valuation which is always way lower than the selling price for agriculture land.

Any bankers here can answer all the above questions for me? notworthy.gif

No need to buy expensive lands. In fact there r some cpo lands selling at 40k - 90k per acre. Those tat selling with premium eg. 80k or 90k usually have beta productivity per acre per mth. Usually oledi 7 or 8 yrs. Can still last for another 15 to 20 yrs. Not a bad investment.

If buying 100psf at pahang means most likely prime land under commi or ind title. If buying for development then sound logic. Otherwise agricultural lands ll b a beta option for long term keep. Further with income.

Btw loan for land usually 50% - 60%. Some require borrowers to have some activities on the land.

Should be BLR+1. Normal case only can get 50% loan.

Agricultural land selling for RM100-RM200 per sq feet ? Impossible. That means a 22x75 will cost RM165K-RM330K...for this price U can buy a terrace house in some places.

Nowadays, where got developer buy this type of land to built terrace hse. All built apartments land.
