from the seminars i attended, yes, it's chargeable.
REHDA is appealing but until then, mandate stays that collection of maintenance charges is subjected to GST.
read the other thread.
cherroy shared good points.
*
so for those close to RM 400 per month + 6% = RM 424?
extra RM 24 gone cannot makan nasi goreng high class tambah ayam sotong tongue.gif

this one is risky

However.....the last few year the condo in Shah Alam doesn't increase a lot compare to landed (the landed in bukit jelutong and kota kemuning only, setia alam technically is Klang)
*
perhaps land is plenty in this area hence no demand for high rise residential as yet?
buy landed

i think the SA's and staff are nice people la. they are just not briefed by senior management. pity them and us the investors.

this is clear lack of leadership and management in OSK
don't sell if not ready
this is not stock trading
speculate here and there

osk will never give in to any of your demand lah.
in fact they will very welcome it to release these units at higher prices.
honestly no of units over 3 lifts doesn't bother you guys?
imagine one lift down for maintenance and one lift used for carrying refuse or cleaning, left one more lift to service entire block? nah, just doesn't cut it for me.
*
haha looks like fei mao is kind
cannot let tenant to suffer in a block with 3 lifts
not even flip to others
good man ensures conducive living environment for tenants and future buyers...
yes always one is smelly cos they use to transfer rubbish...
what lift supplier they use? good one?

IBBRIO is back!!
they mus be worried la but if low floors sell back then they untung cos it's easy to sell low floors one..

I think Shah Alam's disposable income is quite high..got seksyen 7 mansions all..

I wanna see wthr AEON has the 'Black' Aeon in Shah Alam or not... and whether they will set up Index Mall here..
*
black aeon? what is that?
so how was your scolding kaw kaw to the sales team? give them more pressure
pressure = more action more panic so that their top management has to do something

every alternate 1 bedroom unit comes with 2 carparks.. so emira has thousands of carparks ahha..

it means those alternate unit sell higher cos one more car can park side by side?

I am cancelling the booking due to the high maintenance cost. 614 sq.ft. with 2 car parks became like RM300 monthly maintenance fee, about RM0.48 psf (divided by 614 and inclusive of sinking fund) which is not tolerable especially after paying additional for another car park. One word - expensive!
Even if for flipping also need to consider about the future secondary market value and the buyer response, who is willing to pay so much? If for rental also hard cos more cost incurred etc
*
if after 1-2 years JMB takes over and reduce the maintenance to 0.20cent/psf is also possible by reducing the quality of services. after all, residents can vote to choose cheap guards, cheap services, cheap cheap things... laugh.gif

tandem means if your wife parks inside your wife cannot go out unless you drive out first?
so difficult; waste of time; need planning
side by side is better or even tandem with both sides can go out..

I'm quite sure emira is more worth it than Pangaea with or without the 'iconic' mall for investment..

Emira is surrounded by colleges with a new LRT making it only a few mins to Tropicana and 1 Utama..

Pangaea only has a mall and some SOVOs that'll probably be studio's for people to live in.. MMU kids fit 10 people into one cyberia.. how many can u fit in Pangaea's bite sized unit?

So i'm not really sure why u guys paid so much for pangaea  drool.gif  drool.gif and which deal is 'unreasonable'

I am still pondering on my decision and will drop Emira should better deals pop up  tongue.gif after all, we still have 3 months to make a decision.
*
buying for stay and keep for long 10-15 years won't go wrong
by the time everything in place there should be demand
just maintenance cost to face
to let it out be prepared to let it out at market rate and a chunk of it goes to maintenance
