all angry after what they did in Pangaea Cyberjaya.. they lost many fansi now all enemy..
they scrap the hotel and downsize the mall and make it another apartment... so people who bought into mix dev concept doubt the success now.. all very afraid d.. plus d new launch Keppler is even cheaper but Tamarind suites even more cheaper.. duno how pangaea wana compete with Tamarind suites..
*
could it be they realise that mall, hotel or corporate tower is harder to attract buyers/tenants but residential components anybody can just buy buy buy haha this is their strategy
so any soho, soso all buy buy buy
osk is a market trader right? share market play property?

yeah.. mall very dangerous now.. I've highlighted many times about how the mall oversupply problem in 2017-2018 will be worse than office oversupply.

I truly respect any developer who build hotel, and lease the offices out rather than sell as small suites..But what's ur opinion of Emira?? Pricing quite high but convenient to AEON but opposite is stadium!
*
no time to drive there yet but from what i read here and thanks to your research
-stadium
-petrol station
-pasar malam
-leasehold
-aeon (is good if can walk to grab stuff during sales no need drive and jam)
-OSK branding but some said developer misled purchasers in sibeh cyber land

haha pretty much sums up my take but may still go and see during launch..
can anyone update when is launch? just want to walk-in
saw the big signboard at federal highway

is it worth paying 100k extra for Emira?

there's another completed service apt, TTDI Adina, with 6xx sq ft, launching price i think 2xxk only....and selling almost same price as Emira. rental ard 1.5k only...

can do or not?
*
this TTDI is naza project i believe?
anyone has experience with naza delivery quality
?
what about their capital appreciation there?

shah alam side rental can never be high i think
it is quite stable and mainly for shah alam factory workers

Not quite true. Seksyen 13 will be targeting more to MSU, Kolej PTPL and Politeknik student. Some can afford to stay in highrise where those can't afford, stay in landed house which cost is cheaper.
*
so that means if i want to let it out it will target those students?
most students there sponsored by gov right?
students market again? shakehead.gif

wonder whether laku enough to attract expats

You can either rent out to Students or you can keep it and convert it to short term soho or suites. then rent out to parent when they come to visit their children who study in MSU. tongue.gif haha.  rclxms.gif
*
am i right to say this area students are not as rich as taylor's, sunway etc?
hence rental should be lower
of course still have 1-2 rich but not majority

Welllll...pretty sure students got lots of other choices around with decent facilities.

And dont forget 1 of the most problematic roundabout in shah alam is the bulatan @ seksyen 13 there...(persiaran kayangan iinm)..just fyi..last weekend was disaster over there
*
what happened? roundabout jam kaw kaw until cannot move in 30mins? so this affetcs emira residents?

Yeap...jam kaw kaw.
This roundabout dunno y very weird...sometimes 3pm saturday also jam..sometimes ok...bear in mind the roundabout here controlled by traffic light

BUTTTTTT...THERE IS A But ...

If the exact location of emira is behind petronas there is atleast 2 or 3 alternative roads.

(if the entrance of emira not straight away facing main road/melawati stadium...)

1 thru tesco extra / exxon mobil ->out to federal hiway
2 tesco extra ->worldwide commercial centre ->tesco/pusat akuatik
3 exit to persiaran sukan

This all depends on planning of emira itself in my opinion.

And pls if aeon confirm...do expect traffic as well...(not like midvalley or pyramid one lah...)

Again...location wise for me is quite ok for own stay. But for invest pls do revise and do your own homework.
*
thanks man for the local info
to me busy is okay but worse is bottleneck like cannot pass one. blood pressure shoot up
so it sounds like amira planning of in and out entrance is important to avoid further bottleneck

but if they sell out the retails? they are not responsible to manage it right?
*
unless they have a clause to manage like management body/agent but i doubt
we can ask OSK during launch

guys, if OSK can make Atria become another new shopping destination, sure Emira retail can boost up the service apartment pricing.
wait and c their atria then  brows.gif
*
atria falls into a different class
the area is different

they can try at emira but the crowds will also determine the result

*

the pangaea i guess they are protesting about change of master plan
