I think its a good investment or for own stay. If you compare to
Ara green which is very expensive
Pacific Place whereby the same 850sq feet is asking for 550-600k. Same as Asking price of Maisson. Least Hold
Eve suite which is surrounded by low cost apartments and beside NKVE. Least Hold

Pro
- lower dense
- peaceful environment inside AR
- Free Hold

Con
- Abandoned
- Not walkable to LRT station (Malaysian Lifestyle... 1km is far)

or are you referring to d'aman series.
the cheapest unit of the d'aman series is commanding minimum 400k+ wor. still low cost to you?

is eve suite leasehold? didn't know that.

btw, if you wanna compare, why not compare to ara hill?

Eve is freehold. Directly linked to the upcoming LRT station. Fully furnished. Should be easily rent-able once LRT is up.

I would say Maisson is for own stay. For investment, you have internal of 1000+ units to compete against, let alone compete outside. So it is not exactly "lower dense" if you hit that 1000 mark.

It might be peaceful now, but with the whole string of VP coming up later (verde, ara green, pacific place, h2o, oasis (the other side), nova, The Potpourri), the inner road will have a hard time keeping with traffic. Its getting bad even today.

not forgetting the original 700+ owners who most likely would be looking to lease out the unit and selling it upon completion rather than own stay since the original group who bought it for own stay would have moved on to other place as their residence.

yes, i've stressed that point too in my earlier post. Hence i skipped this one knowing that they can lay better pricing card if they were to flip (as they pay lower psf top up) compared to new buyers.

If they were to rent, existing / previous buyers could command better and more attractive rental pricing (due to smaller mortgage) compared with newer buyers. So internal competition is already put in place.

So, there are existing of 680 buyers (of a total of 1,247 units for sale), they need to top-up 25% for the restoration cost, which is RM 100 psf (should I understand the article correctly). This mean they old price should be RM 400 psf, and now their cost will be RM 500 psf.

So, if you want to buy for investment, how to compete with those purchasers (about 55% of the projects) with the new price is about RM 700 psf??

Think existing buyers would have to sell more than RM 700psf because they have been servicing interests for the abandoned project for the last 8 year or more. Agree that they have more margin to play with compared to those who bought recently like me. Location wise - very good because its the closest to Tropicana which is leasehold. One thing I am not happy the developer is they will forfeit the full sum of RM 8K for pulling out if we cannot show proof the loan has been rejected twice and that too they will forfeit RM 500. Such unfair practice can and should be challenged in the Housing Tribunal.

With the high number of high rise coming on stream in AD, the competition is not only within the same project but with other projects as well

Under the housing development act, u do have a case

Ara Hill would be the best buy.. very low dense just they dont come in small size, minimum 1400+ sqft

speechless as in very bad ? one thing i heard about villamas properties is they are relatively cheap but the quality is pathetic.

I understand Verde is the cheapest in Ara Damansara on a psf basis among the new developments with the exception of Eve. Then again, the units developed by Villamas are usually larger ones ie. 1300 sft and above.

What i like high ceiling.

A long list.... here are some of them that i dont like

Very small main door

Although Most of the defects can be fixed either change or touch up, but if they do put in effort to control the quality it will save house buyer a lot of time because do need to have long defect list.

but the wall and ceiling not even.. ..i am not sure how to fix that

The toilet has this big window that your next door neighbour can see the bath tub and another can see the shower are.....

Showroom unit for block 5 ceiling height of 12 feet is amazing!

Big living hall for a 2+1 room unit at 1035 sf

Yes i was told it was previously plan to be used as office therefore the high ceiling.

High ceiling looks good but that would mean higher energy cost (air con) and you need a brighter lights (lumens)


1035sqft some apartment already comes with 3 rooms...

I went to my friend's SS2 terrace house, he has a high ceiling master bedroom.
It seems to be quite cooling without air cond.
Not sure how much extra air cond required if he will do cool the room to certain temp.
